UPDATE: POST HURRICANE NOTES:
The upper Keys had the least damage, however some businesses are still recovering. The Kawama Tower was spared major damage and the HOA grounds are improving daily.
2 pools are open and available for your use...the Tower pool is currently closed. The Lagoon is open for swimming, it is recommended you do not swallow the water. Updates coming.
Beach and Marina are currently closed. Updates will be listed as they become available.
Kawama Yacht Club is set back from on US1 nestled along the oceanfront affording a truly tropical, relaxed atmosphere-Perfect for your KEYS GETAWAY.
This spacious condo is on a single floor in an Elevator Building. Porcelain tiled throughout with the comforts & amenities of more expensive resorts.
* Sleeps 6 - 2 Bedrooms w/4 beds, 2 Baths.
* Full Kitchen w/Bar, Dining Table, Living Room, Balcony with a View of Palm Trees
* Private Full Size Washer/Dryer in Utility room adjacent to front entrance.
Condo is furnished mostly in Teak with your comfort and convenience in mind. The Bathrooms, Kitchen and Bar counter/sink with small refrigerator and Microwave in second bedroom was updated in 2014 & 2015. Bahama Shuttered windows allow for plenty of light and privacy.
King & Queen are Memory Foam Beds, Daybed w/Trundle choice of regular pillow or Memory Foam Pillows. (Crib can be set up in the Master bedroom only, with linens). Bath Towels as well as Beach Towels. Extra towels in the linen closet are available to take out on boat/fishing trips.
The condo has updated Bathrooms and Kitchen with Granite Counters and Bar counter/sink with small refrigerator and Microwave in second bedroom .
Master Bath ensuite w/walk in shower; Guest Bath Tub with Shower Doors adjacent. Baths have Dispenser for Shower Gelee, Shampoo and Conditioner. Daily Shower Spray provided, please use it to help keep the bath & shower clean. Medicine Cabinets contain an array of useful items.
Kitchen has variety of condiments and spices. Please use what you want, leave what you don’t use.
The Tower Pool (is under repairs post Irma) adjacent to the Marina for Tower Owners and Guests only (maximum 6 per condo permitted, swim bands required at Tower pool.
The other two pools at Kawama are currently open to everyone. The Lagoon is closed and beach is not open as of November. Ask for updates if not listed.
Second Pool at North End of Kawama. The Tower is close to the beach, Jette, Marina, Tennis Courts, Playground; Enjoy a long swim in the Lagune (about 1/8 m down & back) is saltwater from the ocean. It’s a clean ecosystem.
The well stocked kitchen includes small appliances: Reverse Osmosis Water Filter, Refrigerator uses RO water for Ice and Water Dispenser, Built in Microwave, Ceramic Top Stove, Dishwasher, Toaster Oven, Coffee Maker with permanent fine mesh filter, Ninja Blender, Countertop Grill, CrockPot, Food processor, Electric Citrus Juicer, Mini chopper, several sizes of pots and frying pans, storage containers, as well as outdoor plates and cups. . You won't run out of clean dishes, glasses and utensils, and Knives that actually cut!
Stocked w/extras: 2 sets of sheets/bed, towels; hair dryers; Ironing Board & Iron; toiletries, first-aid items. If you've forgotten anything, whatever you find, you're welcome to use; books, board games, and playing cards, a few CDs and DVDs: including Disney Classics for kids. Beach chairs, child toys, floats, coolers.
Available: slide-in shower bench, walker, crib, playpen, booster seat, stroller, Tennis Racquets, one folding bike. Please request these with your rental confirmation.

Rates listed may not be accurate due to a variety of parameters the site does not calculate "my way". Quoted Rate is calculated based on time of year, # of guests, length of stay, date of arrival/departure, etc. Standard Rate is lowest rate and during Off Season.
Rates during high demand periods will be higher.
Weekend rates are higher than weekday rates.
Stays shorter than one week are not pro-rated.

For rentals 3weeks plus rate is plus utilities.
Rate Periods are for 2 or 4 guests.
Additional guests Per person additional charge is for up to 7 nights.
RATES are PLUS:
*Basic Cleaning fee will vary typically between $100 - $150 depending on # of people and length of stay. See rental Agreement for what is covered in Basic Cleaning Fee.
* 12.5% Sales Tax
* Security Deposit will vary based on Length of Stay and number of people. ($400+) It will be higher if your quote is plus utilities, to cover the potential cost of utilities as well.
* Rentals 3 weeks or longer are plus Utilities for the length of their stay.
Each Quote is based on number of people/time of year/length of stay and arrival/departure date, time of year. Maximum occupancy is 6 or (7 - w/baby using crib) - BABY counts as 1. If you add a person after your reservation is made, advise and Rate will be Adjusted. Guests over maximum will void your rental agreement and Security Deposit will be forfeited.
Standard Rate is for Off-Season Rentals ONLY. All other periods are at higher rates.
Rates for the weekend only are higher than the nightly rate as noted. Stays shorter than one week are not prorated. This rate will NOT be honored during Peak Winter Season, Holidays, Summer or Special Events.
Stays shorter than 1 week are NOT PRO-RATED.
Best Rates are Saturday - Saturday Stay, Exception: stays longer than 1 week with Arrival or Departure on a Saturday; or posted Specials.

OPTIONS EXCLUDE: Holidays/Special Events. All last minute rentals must be paid In Full Immediately.
Rates subject to change. Booking within a week of your inquiry will assure your quoted rate. Once first payment is received within 2 days of Rental Confirmation, there will be NO increase. If you find a discrepancy at any time, please advise, if I have made a mistake in calculation it will be correct.
I handle all rentals on a 1st confirmed w/payment basis - plan ahead for your desired dates. Receipt of Payment required with 2 days of receipt of Rental Agreement. Don't be disappointed advise if you are delayed sending payment.
PLEASE NOTE: All Inquiries Answered Promptly – even if my condo is not available. Unanswered email or phone messages, either haven't been received or message was unclear. If you do not have a response within 24 hours. Please send inquiry again…I most likely have not received it. Occasionally, it is possible that I’m simply swamped or working long or late days, so it won’t hurt to inquiry again.
I will provide my "Out and About Guide" w/suggestions for local activities, restaurants etc - this includes some personal favorites and recommendations from previous guests.

I’ve been renting my condo since 2000 and I strongly object to websites charging additional fees and demanding guests pay on their website when I’ve paid to advertise with them. My listing on VRBO will expire May 2018 along with their added fees charging renters up to 15% and owners an additional 3% in addition to paying an listing charge. If you choose to rent on the VRBO site, please advise and these fees will be added to your quote.
FYI. To Confirm Ownership of a particular property, look up the property address up on Monroe County Property Taxes. Its an extra step that can provide you with peace of mind if your unsure.

Rate listed on this site are for September 15 - November 15 only....although it will list the entire year for simplicity.

Rates are based on specific day of check in/out. Utility Deposit required for Rentals 1 month or longer.
Cleaning Fee from $100 + up.
Extra charge for laundry and excess cleaning charges from $25/hour minimum 1 hour.
