* Enjoy a long swim in the Lagoon (my favorite swimming hole) with sandy beach at 1 end/deck at the other & several floating platforms. The lagoon is aerated in several spots (you will see bubbles on the surface). IMPORTANT SAFETY NOTE ON THE LAGOON: ABSOLUTELY 'NO' Jumping or Diving into the Lagoon from anywhere. Bits of Algae collect along the perimeter with some breaking off into the water...an Ecosystem at work The water quality exceeds requirements. Water from the ocean feeds the lagoon, thus is affected by ocean tides.

Rates based on Time of Year: Season Summer Fall, Holiday, Special Events; Number of people up to 6 - including infants (pack n'play available for baby upon request). Request with your inquiry).
RATES Quoted Rental Fee + Basic Cleaning ($150 + up) + 12.5% Sales Tax. Security Deposit. Utility Charge for stays of 2 weeks+.
Each rental is for specific number of people indicated. There is additional charge for any overnight guest. If you add a person after your reservation is made, LET ME KNOW and I will advise added rate. Guests in addition to rental agreement will void your rental agreement and Security Deposit will be forfeited. Basic Cleaning: the condo is to be left basically as found, you may leave up to 1 load of laundry to be done (additional fee per additional load $25).

On receipt of Full Payment, Directions will be emailed to you with my 'Keys Guide' (suggestions for local activities, restaurants etc - personal favorites & other recommendations from previous guests).
For Service Dogs - Documentation Required prior to Reservation Confirmation. Dogs not permitted on Furniture, or left on the Balcony. I understand it is extremely unlikely, but please be advised that Nuisance Barking is not tolerated. If Excessive/Nuisance barking reported to management, you will be required to use a bark collar, Board your dog locally or leave - NO REFUNDS. You must "SCOOP POOP" and dispose of it properly! Stations with bags are around the property.
SERVICE DOG: Additional Deposit $1500 is required against possible damage or extermination as required. Fleas/Ticks can be a BIG problem in the Keys. * NOTE: DEPOSIT REFUNDABLE AFTER APPROXIMATELY 3 MONTHS, when it can be determined there is no pest problem.

Due to past complaints, claiming sheets were not clean (which I personally had washed though some stains did not come out), you will find folded sheets placed on the corner of the bed cover. Of course, now I get an occasional complaint that the bed is not made! Just Proves: You can’t please all the people all the time.
I also received a complaint on Feb 13, 2024 - was that I never responded to an inquiry, from June 16 PM - I missed the inquiry til the next day and acknowledged it and responded the following evening June 18 - when I had time to sit down at my computer - I forwarded him a copy of my response! Geezus, if you're going to GRIPE, at least check your FACTS - I DID!

Unique Benefits
Packed Sand Beach - Only a few condo's in the Keys have a beach. (About half of the year Seaweed and trash that humans discard in the ocean, collect in the cove of the beach. We are working to get a permit for a barrier to keep it out.)
Kawama also has a Lagoon and a Jetty.
We have access to 2 pools, Tennis Courts, Playground and Marina for launching boat or boat slips available for an additional fee through Marina Management - I will check dates with Management but I cannot book it for you. You will be provided with management's number once your rental has been paid.
This Condo is located in the Tower which has an elevator and has a spacious single floor layout (many condos are typically narrow floor plan and/or have steep stairs.)

Why this property? The Tower at Kawama Yacht Club offers a bright, spacious single floor plan in an elevator building. Particularly convenient for those that have a problem with steep steps as other condos have.
Kawama Yacht Club offers Beach, Lagune, Pools Tennis Courts, Playground and Marina (slips rented separately-inquire).
Kawama Yacht Club has a 24 hour guard which controls entrance to keep the property private. It is set back about 1 mile from US1 affording quiet surroundings along the Ocean. The Units are privately owned.

Is there an ocean view.
No ocean view from the condo, as described. However the property is on the ocean and has a packed sand beach.
What's there to do in Key Largo.
The Keys are a tropical location. Water sports are the most common reason for this destination: Fishing, Boating, Diving, Snorkeling, Kayaking, Jet Skiing, Swim with the Dolphins and just plain old swimming: choose the ocean, 2 pools or the saltwater lagune. Of course there are an abundance of restaurants along the shores, Ocean side and Bayside, offering incredible sunsets....a daily event, but an event not to be missed. Not to mention the warm weather in the Winter Season! Great jumping off point for exploring all of the Florida Keys, even a day trip to Key West. Check out the nearby Alligator farm and go for an airboat ride. Close enough to Miami if you choose to leave the "rock" for more shopping at the malls or outlet shopping. There's something for everyone. The property also offers 2 tennis courts, a Marina and free use of boat ramp. Cast a line from the Jetty, you may catch bait, don't expect much else...the shoreline is shallow.

Great place and has everything you need & more
We have stayed in Kawama yacht club several times over the years. This is our second time in this particular condo. Everything you could possible need is in this condo. Another huge benefit is if there are any issues the owner is very accessible & responds quickly. This is extremely important to us. We will be going back for certain!

Comfortable lodging, convenient location!
We really loved staying at Carol's condo! For starters, her communication was prompt and informative throughout the entire process. We were grateful for all her recommendations related to Key Largo dining and activities.Next, her unit was incredibly spacious and very accommodating. All four beds were very comfortable, the bathrooms were nice, the kitchen had everything, and the decor was fun...definitely a "Florida feel," including some unique lamps that we found to be very cool. Certainly very helpful for our family was the beach towels, beach umbrella, and chairs that came with the unit...things we could not bring with us!Regarding the complex, the pools were clean and uncrowded, the lagoon (unique feature in all of the Keys) was fun to swim and snorkel in, the tennis courts were in wonderful shape, and the jetty was great for fishing and watching the stars at night. Overall, Kawama is a quiet and peaceful place and all the guests/residents were friendly. The only thing we wished were different was the beach...but we new ahead of time that it was not the best for swimming, so we were not caught off guard.We would certainly return to Carol's unit at Kawama again!

we enjoyed our stay to visit John Pennekamp State Park, Alligator Reef and other state parks. Snorkeling was very good. Condo was well outfitted.

Amazing and wonderful rental!
This was a nice and quiet location. Very clean. Hostess is very great about communicating. She even contacted me and arrangements were made for a partial refund due to unexpected work in the common areas of the condo due to any possible inconvenience to myself and family.Nice quiet walk out to the ocean with a nice ring of chairs with a great view at the point. Was very nice to have access to a beach ( not for swimming, but other beach activities). Very nice bromine (no nasty chlorine smell when you get out) swimming pool.Very conveniently located. Access to most things you would need within 10 to 15 minutes. Many activities and attractions within 30 minutes as well.Would definitely stay again if available!

Good location
Stayed 2 weeks in the tower at Kawama Yacht Club. The rental offers many activities such as biking, swimming, fishing, kayaking and snorkeling. The bikes and kayaks were well used and worn. It is centrally located on the island. The unit was west facing and the patio did not have any shade and was very small so not ideal for sitting and enjoying an afternoon meal or drink. It did have a very good air conditioner which kept the unit very cool. There was a mild odor in master bath I believe from a prior upper unit leak. The kitchen, however, had recently been updated and fit our needs. Overall the place was sufficient for our stay.

Beautiful but beware
Property was very nice but too much is required of the renter. The agreement includes a charge of $25 for additional loads of laundry if not done by the renter. No explanation as to what needs to be laundered. Did not believe sheets for 2 beds and bath/kitchen towels would be considered extra laundry. $50 deduction from deposit for 2 addtl loads. Not sure how 2 loads of laundry could be completed when check-out is 10:00 am.

Everything is CLEARLY stated in the Rental Agreement which requires Renter Signature and Return. Renters are expected to read the terms which state that one load of laundry may be left and additional loads are $25 each (it takes the Cleaner more time & she's Paid for each load). so this should be no surprise. Check out is 11 am, not 10am.I choose NOT to charge everyone for extra loads of laundry that they may not leave.
Great condo, great location
We had a great stay at this wonderful 2-bedroom condo. It was very nice for 4 adults to share and in a convenient location. The apartment was clean and well stocked. We found everything we needed for cooking. The beds were very comfortable and the A/C kept us at a comfortable temperature. The owner, Carol provided lots of useful information when we booked the stay and followed up quickly for all of our questions. If you are a diver, there are several dive shops close by. My favorites are Horizon Divers and Conch Republic. In the shaded parking area, there is a house, that makes it easy to rinse or clean scuba equipment. The bedrooms are a nice size and there is plenty of room and seating in the living room any dining area to gather. I highly recommend this property and we plan to stay here again.

Very nice place
Kawama tower 306 was very clean, beds very comfortable, and AC system worked well. Galley type kitchen functional with all amenities. Owner is very easy to work with and sent an information packet that was very helpful. Owner does her best to keep the condo in good shape for guests. Parking is somewhat limited for tower residents and guests. I would stay here again!

The place was absolutely beautiful I loved everything. It was very clean and roomy. The host and the owner went out of their way to make sure that everything was perfect and it was. Great place for families to stay in Key Largo
This rental is well-equipped with a fully stocked kitchen, (including a water filtration system for refilling water bottles before heading out to the beach) and is well-maintained, with four separate beds. The unit can even be split into two private units, as each bedroom has its own bathroom and a door between the two parts of the condo. It was very quiet at night, with no noise from other tenants. Although it doesn't have a water view, it is a two minute walk from the building to a private beach area with tables, chairs and fire pits. The complex has a gated entrance with 24 hour security, and there are lots of good restaurants and stores within a 5-10 minute drive. For a picnic, try getting sandwiches and subs from the Publix grocery store, but be prepared to wait, it's usually busy.

great place...clean...great restaurants near by...Norman Wartman was a great host and very helpful..paddle boards, kayaks, fishing poles, tennis rackets, snorkeling equipment and bikes included free of charge. docks is available for boats if needed.

10 days in Disney Springs
Great restaurants! Lots of cool shops and free parking. Lots of fun in the day and great nightlife. Terrific music all over the place. It is really a wonderful place to eat, shop, walk, listen, dance, and you can play pool, go bowling or ride in a hot air balloon -but our favorite thing was the aotomobile boats

Wonderful Stay
We had a wonderful time & hope for a return visit. Condo has all the comforts of home. Close to restaurants & water sports. Beach & pool were great. People very friendly. Can't wait to go back!!

Exactly as Described
We stayed at Carol’s Kawama Tower condo recently, the condo is exactly as she describes and very homey. The kitchen is exquisite with ample matching place settings and “real” silverware and other utensils (my wife commented every time we used the silverware how nice it was to have heavy matching silver not mismatched cheap pieces of tin). Kitchen had all needed appliance for us (coffee maker, toaster oven, large microwave, etc. King sized bed was worthy of a good nights sleep and bathrooms decent sized.We stayed 2 weeks with no problems, the condo location is in a quiet area and felt very safe. Very friendly people within the “community” pool area was good walk out pier was great place to see sunrises and sunsets. Condo has washer and dryer which is always a plus to have access to your own versus a central condo laundry. There isn’t really much of a water view from the unit but a walk around the corner of the building fixes that.The condo was very clean and was probably the first place we stayed that we didn’t clean when we arrived for our stay! Carol is very detailed in all instructions and processes before, durning and after the rental process. She also has put togeteher her “favorites” guide to help with eating joints and places to go. We would definitely stay again at Carol’s Tower condo unit.

Great Value!
This is a well kept condo on 3rd floor facing the parking lot. It has everything you could need as well as more than you would expect. It is a short walk to the ocean and has 3 pools that were not overcrowded. People are friendly and there are many good places to eat nearby. Carol promptly answers a phone call or email and is genuinely concerned about making sure her guests have whatever they need. We would definitely come back. Traffic in the Keys can be real slow at certain times though so be ready for that.

Kawama Yacht Club
After extensive research of the various keys my husband and I settled on Key Largo. He is a scuba diver and I prefer to stay on top of the water. We rented Carol's condo in Kawama Yacht Club, and we were extremely happy with our selection. The King size bed was comfortable and having two bathrooms was convenient. There are plenty of spices in the cabinets if you want to cook. Also, there are starter supplies of paper towels and bathroom paper. The grounds are well manicured and maintained and the pool was a refreshing way for me to spend my morning as husband was diving. Key Largo has a vast array of restaurants and most have a nightly band. Carol supplies a recommended list of activities and restaurants and we frequented most. The Reef Roamer Snorkel tour was a highlight for me. I look forward to a return trip to the Keys, and we will definitely rent from Carol again.

Condo like home
This condo has been cared for like a home. All the comforts of home. Appliance are top notch. The beds are extremely comfortable. Everything was clean and fresh. A few supplies were available so we did not need to immediately head to the store. Things were exactly as described. Will try to come back here.
