Payments to be made as follows.
Refundable damage deposit of $1000 rent due at time of rental agreement, 60 days prior to rental date full payment is due, this does not include the damage deposit you’re already paid.
Cancellation fee as follows
If cancellation occurs less than 80 days prior to rental period a 50 percent fee will be imposed. If cancellation occurs within 60 days of rental period the full rental fee will be charged
Full refund of deposit will be make 90 days prior to rental period.

Cleaning Fee: $200
Tax Rate: 11.5%

Taxes (currently 11.5%) are applicable for term of 6 months or less
Non-Refundable $200 Application Fee due upon receipt of application and signed rental agreement.
Refundable $1,000 Security Deposit and $200 non -refundable Cleaning Fee due upon approval.
All sums received except for the non-refundable Application Fee and non-refundable Cleaning Fee will be refunded if cancelled in writing at least 90 days before lease term start
50% of all sums received except for the non-refundable Application Fee and non -refundable Cleaning Fee will be refunded if cancelled at least 60 days and less than 90 days before lease term starts.
If the unit is rebooked after cancellation for the same period of time for no less than the same monthly rental, 100% of all sums received except for the non-refundable Application Fee and Cleaning Fee will be refunded.

About the owner: We have been visiting Fort Myers for over 40 years when my mom moved here from Minneasota. We loved the area so we purchased this condo in 2003 to use as a vacation home.
We are the original owners of this condo bought brand new and keep it clean and updated. We live in the Lake Tahoe Area and love to visit November and part of December and then come back April-May. but things are changing a bit and we are more flexible about our time spent here.
We have been renting to snowbirds for January -March and have had regular renters all these years until now. So we hope to find a retired couple who will do the same in the next coming years.
Why this property? The location is amazing so close to everything! and out of the traffic on 41. Head to the beach in minutes and restaurants so close by no need to sit in traffic.
The community people are wonderful! You will make friends instantly! There are many community functions like cookouts, BBQ and music events the owners are very welcoming to renters! Join in and have some fun. Or if you choose head over to the pool and relax with a book. You will love it here just like we do!
Imagine driving into this gated community with beautiful views of the lake a fountain. Then pulling into a huge 2 car garage. Walk a short distance to the elevator press the button and head up. With views of the lake walk to the front door enter and your paradise waits. Just unpack and your home. Enter the lanai and see the beautiful preserve with views off the distance of Fort Myers Beach and Sanibel Island. Time to shop, short walk to the gate to the Publix Mall or dine at one of the three restaurants, even Publix has wonderful take-out of various hot and cold items. Why go anywhere else. Walk or drive and everything is there.
10 minutes and your on Sanibel Island, enjoy one of the lovely beaches where shelling is a must. Or just take a drive to Captiva where lunch is waiting at the Mucky Duck.
