For Dec-Apr and multiple month rentals, 1st month rent in full + security deposit is due 180days prior to occupancy, additional months can be paid 90 days prior to occupancy. Multiple-month high season booking stay of 2 to 4 months, requires a 25% deposit at time of booking.
For May- Nov rentals, a deposit of 50% is due 90 days from rental, or upon booking if less than 90 days to rental. The remaining balance is due 60 days before check-in. Security Deposit is due at time of booking.
Cancellation Policy: All cancellations will be given the option to rebook for another date as not to lose any funds. Travelers who cancel at least 120 days before check-in will get back 100% of the amount they’ve paid. A traveler who cancels at least 90 days before check-in will get back a minimum of 50% of the total rent. Travelers who cancel closer than 60 days before check-in will receive no refund if owner cannot re-rent for the same term/rate. In all cases, if the property is able to be re-rented for the same rate, a full return or difference in rental rate is provided. Owner makes good faith effort to re-rent property and return all funds. Security Deposits are returned within 30 days of vacancy per Florida law. Late rent payments in excess of 5 days incur a $100 penalty, late payment over 10 days results in the security deposit being forfeited, and the rental period is no longer secured/guaranteed, owner may cancel contract/lease without penalty.

We thoroughly enjoyed staying in this location. The house was very clean and comfortable. We were not needing a thing during our two week stay. The owners provided quality amenities and simple instructions for use of golf cart, appliances etc. When I had a concern of a personal nature, the owner was quick and friendly with her response. Booking this home was a breeze, as well. For our first experience staying at The Villages this length of time, we could not have had a nicer stay.

We had a wonderful stay at this house. Location and view are amazing. House had everything we needed . Owner is a pleasure and made the whole process so easy. Back covered deck was our favorite spot to relax and watch the golfers.

My wife and I, plus our dog, spent the month of March in The Villages. We had, what I would consider, great weather - lows in the upper 70's and highs in the mid 80's. We may have lost 3 half days due to rain. The house we stayed in had a great location. The back porch faced East, and sat on the 9th tee of the golf course. In the morning we drank our coffee there and watched the sun rise. In the afternoon, in the shade of the the porch, we enjoyed a cocktail and watched the golfers tee off. Only 5 doors down from the house is the Country Club which offered a great pool, plus a good restaurant. Be sure to rent the golf cart, with the house. It is a great way to get around the village(s). Each town square has entertainment each night, plus a number of different restaurants - food wise and cost wise. Erika, the owner, was great to work with. We live in Ohio, she is in Florida, but we had zero problems communicating. She always got back to us within 24 hours, or sooner, with answers to all of our questions. We would visit again.

The neighborhood has the Paradise Regional Pool & Recreation Center at the bottom of the hill. There are some walking trails, an exercise park, pool, tennis, shuffle board, etc... The neighborhood itself is nice to walk thru as its mostly golf carts on the roads, many winding streets and views of the golf course.
