Minimum stay of 30 days required.
A separate mandatory fee of $150 is required to utilize the resort amenities (including pools, tennis and pickleball courts, gym/fitness center).
An optional fee would allow renter/spouse or two individuals who customarily reside and live together as a single housekeeping unit to utlilize the owner's golf membership privileges for reduced greens fees (see Fees section below).
This vacation rental requires the completion of mandatory membership transfer application forms (1 for the Master Association and 1 for the Condo Association) requiring sensitive information to be submitted directly to the HOA within three days of booking in order to have access to the amenities. Golf is the only amenity that is optional. Late submissions are not accepted by the HOA. All completed paperwork must be submitted to the respective HOA's no less than 15 days prior to arrival. Failure to comply with this requirement will result in your rental request being denied.
1 dog , weighing 50 lbs or less, welcome in this home. No other animals are allowed without specific owner approval.

Rita F.Great ground level condo!
We stayed at the Breezy Palm in April, 2025. The condo was super clean, comfortable and fully equipped with all kitchen utensils and appliances. Michael was always available by email, text or phone to answer any questions (which we did not have because he had explained everything so well prior to our arrival). Check-in to the condo was a breeze. The screened-in lanai was perfect for morning coffee while listening to the birds sing and watching the fish jump in the pond behind the condo. Our main reason for the vacation spot was for golf. Michael had transferred the golf membership to us for the month and had everything pre-arranged with the golf course and the condo association. Check-in with both of them was smooth and simple. The golf course was in great shape with fast greens and easy access to tee times. If you are a golf enthusiast and want a great place to stay, we highly recommend staying at this property.

Diane S.Perfect Winter Condo in Sunny Florida
We rented the Breezy Palm for two months in Feb/March and loved the convenience and wonderful condo. We loved sitting out on the lanai and watching the nature preserve. The condo was stocked well with essential supplies and were just right for what we needed. Having a bike to ride around the complex was great as well. The bed was comfy as were all the facilities within the condo and within Heritage Landing. We will be back again next year! Counting down the months! 2 important factors contribute to an excellent rating: (1) the property and (2) the host.(1) Property: The condo is new, clean, well-furnished and equipped with just about everything one could think of for a month or more stay. Heritage Landing is a fantastic community with a resort style atmosphere - top notch golf course, tennis, pickle ball, pool(s), tiki bar, spa, and so much more.(2) Host: Michael is an excellent host! Timely, informative, helpful, and caring communication before, during, and after our stay. His approach toward ensuring your stay is comfortable and enjoyable was above expectations.We love the Punta Gorda area and even after multiple hurricanes, the local charm is still in full effect. The condo/community location is very convenient and allows trips to Punta Gorda, Port Charlotte, Fort Myers, Sanibel, Naples, and more so easy.Highly recommend The Breezy Palm to anyone considering a stay!

The condo is in a multi-story, concrete building which sometimes impacts cellular reception. You can improve call quality/reception by enabling wifi calling on your cellular device. Sitting on the lanai also makes for a lovely venue to take and receive calls.
