Welcome to the gated community, The Preserve At West Villages in Wellen Park! Just bring your suitcase and enjoy yourselves while staying in our single level 2 bedroom, 2 bath villa with split floor plan and den. You will feel relaxed and at home in this open concept floor plan villa with high ceilings and tons of natural light. The split bedroom floor plan provides privacy.
When you enter the villa you walk into the kitchen which has 42"white wood cabinets, stainless steel appliances with an oversized quartzite island and abundance of counter space, perfect for cooking and entertaining! The kitchen is well-quipped with all of the necessities of home. The laundry room is right off the kitchen. The quartzite island has seating for 3. To the right of when you enter is our den with pull out couch. Porcelain tiles have replaced the carpeting in the bedrooms.
The dining area can seat 6 comfortably. The living room has a comfortable sectional and leather recliner with oversized TV, perfect for watching movies! Off the living room is access to your covered, screen-in lanai with additional seating, and outdoor TV to relax or enjoy your meal outdoors.
The primary bedroom offers a king size bed with direct access to your ensuite bathroom, which has an oversized walk in shower, dual sinks and water closet.
The second bedroom has a queen size bed and is located at the other end of the villa with access to the full bathroom just off the hallway.
The den/flex room is located just off the kitchen and has a pull out couch and smart TV where you can watch TV or stream with your apps!
You will have access to our 2 car garage. We also offer EV car charging with our newly installed Level 2 charger for an additional fee.
Guests are welcome to use the community pool, bocce and pickleball courts, and gym, which is a short car ride away within the development, or you may walk to it if you prefer!
This property is perfect for extended vacations or business trips. Everything you need is provided, from the kitchen utensils to ironing board etc., just bring your suitcase. We provide a supply of basic necessities to start you off, including toilet paper, paper towels, garbage bags, dish soap, dishwasher tabs and hand soap. Minutes from several fantastic beaches, shopping and fabulous restaurants, and the new downtown Wellen Park.

Area Information
We are 15 minutes from Venice Beach. We are minutes from Wellen Park, home to the brand new Atlanta Braves spring training stadium and downtown Wellen Park, which features many new restaurants. You can also take a drive to downtown Venice Avenue where you have many dining choices. Feel like driving a little further? Head down to Siesta Key or St. Armand Circle! The options are endless!

Price listed does not include 13% state and county taxes (for rentals less than 6 months), VENMO PROCESSING FEE (if applicable) or CLEANING FEE. Security/damage deposit of $500 is due via Venmo immediately to secure your reservation. FOR RENTALS LESS THAN A YEAR OUT: First half (50%)of rental fee is due 120 days prior to arrival via Venmo, personal or cashier's check. Balance of 2nd half (50%) plus additional fees is due 45 days prior to arrival via Venmo, personal or cashier's check.
FOR SEASONAL RENTALS MORE THAN 1 YEAR OUT: A quarterly payment plan will be implemented and a deposit equal to 10% of total cost of reservation ($500 sec. deposit is included) must be paid immediately to secure your reservation. All terms will be provided in detail in rental agreement and given the opportunity to be reviewed prior to making final decision.
Cancellations made more than (90) days prior to the arrival date will receive a full refund less the $500 security deposit unless I am able to re-book the property for those dates, then I will refund the deposit (- Venmo fee). Cancellations or changes that result in a shortened stay, that are made within (90) days of the arrival date, WILL FORFEIT any payment received towards rental fee, this includes the reservation deposit. Cancellations made less than 90 days from arrival day or early departure does not warrant any refund of rent. I will refund any monies if I re-book the villa.
**Please be aware that the $500 security/damage deposit is non refundable should you cancel your reservation AT ANY TIME. I will refund this fee (less Venmo processing fee) if I am able to rebook the property, otherwise once you check-in, this fee becomes the damage deposit and WILL BE REFUNDED WITHIN 5 DAYS OF DEPARTURE pending inspection of property.**

About the owner: My husband and I currently live in Kings Park, NY and have been vacationing in Venice for a few years with plans on purchasing a second home. We started with our condo (also listed on here) but realized we needed a bit more room, so we purchased this beautiful villa! We are in the process of furnishing it with our taste and decorating style and will have new photos posted as soon as the design is complete!
We own a seasonal Italian ice business back on Long Island so we are fortunate enough to be able to close for the winter months and come down and enjoy the warm weather for 3 out of the 4 months. We look forward to spending our winter months in our villa!
Why this property? If you are looking for privacy, serenity and a real feel of being home then this place is it. The location is perfect if nightlife and dining is your thing as we are 5 minutes from downtown Wellen Park and the Atlanta Braves spring training stadium. We are also 5 miles from I-75. Venice Beach is about a 25 minute drive. The options to golf are endless around here!
Guests will also have free use of the heated community pool, gym bocce ball and pickleball courts!
Also if you have an EV vehicle our property has a level 2 charger installed that you may use for an additional monthly fee.
