Brand new home with high end furnishings. Open concept 3 bedroom home with southern exposure and pond views. Also Includes internet/TV, golf, tennis, pickle ball and other sports and activities. Heritage Landing also has a spa, fitness center, pool and a food and beverage amenities center. Local entertainment a number of nights each week.
Primary bedroom has a king bed, 55"TV, walk in closets, double sinks, soaker tub, separate shower plus a separate toilet. Second 2nd Bedroom has a queen bed and is adjacent to the primary bathroom. Third bedroom has two single beds.
Two sets of sheets are provided for each bed, multiple sets of towels, 2 beach towels and chairs. All other towels and linens are also provided.
Family room has a full couch, love seat, flip- up chair, 65" TV and two custom fans.
Dining has a 6 person table. Kitchen has a very large island with seating for 4.
Kitchen has huge amounts of storage and a separate pantry. All major appliances are brand new plus smaller appliances. Full cutlery is also provided.
Laundry room has a washer and dryer, tub plus an iron and ironing board.
All bedrooms have fans.
Small office area provided with a desk and printer.
All pictures and custom artwork throughout.
Outdoor lanai has a six person dining table with swivel/rocker chairs, outdoor furniture set plus a barbecue. Also a 2 piece bathroom in lanai
Two car garage.

Gulf beaches are about 1 hour away. Food shopping, Home Depot and Walmart are 10 minutes away.

Notes:
Minimum 1 month rental at Heritage Landing. Preference will be given to multiple month renters.
Rental rates as follows:
September- October $4,500 per month
November- December $5,500 per month
January $8,000
February to March $8,500 per month
April $6,500 per month
May $5,000 per month
June - August 31- $4,000 per month
Six month rental are not subject to the 12% taxes. Discount will be provided to a renter for the sixth month only.
No Pets
A deposit of $1,500 is required at the time of booking. 50% of the total rent and fees are due 90 days from the lease occupancy date and the balance is due 45 days from the lease occupancy date. After that date, no-refunds will be issued except for extraordinary circumstances at the discretion of the owner.

About the owner: We have been vacationing in Florida for 12 years and have a winter home In Sarasota Bradenton area. We love the Punta Gorda area and will be spending some time here as well when not rented.
Why this property? We also have friends in this development and were impressed by the golf course and amenities. We also like the proximity to downtown Punta Gorda with all its character and restaurants not to mention being on the Gulf water.

How do I get set up when I arrive?
You will have to go to the Admin office located in the Spa and Fitness center and register. You will be charged a transfer fee for golf and a card fee for the security gate and access to all facilities.
How do I pay for meals etc.
You will pay by credit card for each purchase.
How do I set up for golf/tennis/pickle ball games.
You will be provided instructions when you register. Setup for games will be done on-line.
