Thank you for your interest in Siesta Breakers #603, a 2BR-2BA, 1,265 sq. ft., 6th floor, gulfside beach vacation condominium, with a screened lanai view of the entire pool area, Crescent Beach, and the Gulf of Mexico, located in Siesta Key, FL, with the central location of the Siesta Breakers gulfside property offering many area conveniences within a few minutes walking distance, such as 8 steak and seafood houses, a 7-Eleven convenience store offering both hot and cold foods and open 24 hours a day, a Pizza N’ Brew restaurant down the street, a nearby drug store and post office, courier service, stores, shops, boutiques, salons, liquor store, fine restaurants and entertainment, even a marina and various beach rental businesses and services, offering boat, kayak, paddle boards, fishing tackle, live bait, para-sailing, jet-skis, bikes, and scooter rentals, boat tours, fishing charters, and baby equipment rentals, all within 5 minute walk from Siesta Breakers, therefore the rental of a vehicle not being an absolute necessity, and the central location also offering easy access onto and off of Siesta Key. ï‚£ During busy times, cleaning staff may arrive at 10:00 AM. If cleaning staff is unable to enter the unit because LESSEE(S) have not departed by 10:00 AM as required, there is a fee of USD $60 per hour, with a minimum of USD $30 charged.
ï‚£ After LESSEE(S) have departed the unit, they may remain on the Siesta Breakers property as late as they like, and use the common areas, but may not re-enter Siesta Breakers #603, and must park their vehicle in one of the visitor parking spaces in front of the rental office (visitor parking is on a first come first serve basis), and not in the Siesta Breakers #603 reserved covered parking space. The unit key will open the restrooms in the pool area, as well as the tennis courts gate.
Direct-with-Owner Rental Deposits:
Failure to timely remit your required rental confirmation deposit, or subsequent rental deposit(s) payment(s) as required, shall be grounds for immediate cancellation of this Rental Agreement and the rental reservation without further notice, and complete forfeiture of all deposits already made.
Less than 30 Days before Arrival:

Reservation Cancellation Policy: (non-negotiable)
Guest Travel Restrictions:
If there are TRAVEL RESTRICTIONS for domestic travel imposed by authorities during COVID-19, or any other declared worldwide pandemic, guests can cancel their original reservation and receive a 100% credit to rebook their reservation at the same property for a future date, and at the same rental rate, a one-time only offer per reservation, and up to 12 months from the date of their original reservation arrival date.
ï‚£ Re-booking the reservation is the guest’s responsibility, and proof of travel restrictions must be provided.
ï‚£ If the credit is not used in its entirety during one future reservation, the guest may apply the remaining credit for a second reservation, but also must arrive and depart within 12 months of the original reservation arrival date.
ï‚£ If the credit does not cover the future reservation total cost, the guest is responsible for paying the difference.

Mechanical & Appliance Failure:
No refunds or discounts will be provided for any maintenance issues that occur in the unit, or any maintenance project activity on the Siesta Breakers property, or nearby, as they are beyond LESSOR’S control.
Please report any deficiencies, damages or malfunction in the unit to the LESSOR as soon as possible.
ï‚£ LESSOR cannot guarantee against unforeseen failures such as the supply of electricity, water, pool and sauna equipment, heating, air conditioning, ceiling fans, telephone, TV’s, DVD/VCR, cable service or other appliances. However, unexpected breakdowns can occur at any time.
ï‚£ LESSOR will do everything possible to keep all equipment in satisfactory working condition; however it is impossible to guarantee that all appliances will be in working order 100% of the time. Any deficiencies will be corrected as soon as humanly possible. LESSOR will use best efforts to have the mechanical or appliance failures corrected as soon as possible, but cannot control the scheduling of outside service contractors. LESSOR shall have the right to arrange, inspect and make repairs during rental period at reasonable hours.
ï‚£ Occasionally, the Siesta Breakers Condominium Association, Inc. will be required to perform necessary maintenance projects on the property during various times of the year. Maintenance staff will do the best they can not to disturb the LESSEE(S) vacation; however there is no guarantee that maintenance will not be performed on the property during LESSEE(S) stay.
Waiver & Release of Liability:
LESSOR does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the condo including the pool, tennis courts, or any other common area on the Siesta Breakers property.
The novel coronavirus (COVID-19) has been declared a worldwide pandemic by the World Health Organization, and an inherent risk of exposure to COVID-19 exists in any public place where people are present.
COVID-19 is an extremely contagious disease and is believed to spread mainly from person-to-person contact. Exposure or infection may result in personal injury, illness, permanent disability, and death.
Hand Washing: CDC guidelines explain the need for all to engage in frequent hand washing for the duration of at least 20 seconds and use of hand sanitizer. This should occur after any of the following activities: using the restroom, sneezing, touching the face, cleaning, smoking, eating, drinking, and accepting items from other people.
Hand Sanitizers (not provided): Washing hands with soap and water is the preferable method. In situations where soap/water is not available, alcohol-based sanitizer is recommended. Hand sanitizer dispensers should include no less than 60% alcohol content, where available, and touchless where possible. It is recommended that you bring hand sanitizer with you, as it may be difficult to obtain in the area.
Personal Protective Equipment- PPE (not provided): Follow CDC recommendations along with federal and local government regulations for instructions about when and how to wear PPE. It is recommended that you bring non-medical protective face masks, safety face shields, and protective gloves with you, as they may be difficult to obtain in the area.
Physical Distancing: As recommended by the CDC’s social distancing guidelines, guests should practice physical distancing by allowing at least 6 feet of separation from other groups of people not traveling with them, in the pool area, and on Crescent Beach.
ï‚£ By renting Siesta Breakers #603, the LESSEE(S) and any guests, including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury damages or loss sustained directly or indirectly, in or about the Siesta Breakers #603 premises and the Siesta Breakers property, and voluntarily agree to assume all of the foregoing risks and accept sole responsibility for any injury related to exposure to COVID-19 or any other viral pathogen in the future (including but not limited to personal injury, permanent disability, and death) illness, damage, loss, claim, liability, or expense, of any kind, that LESSEE(S), family members, relatives, friends, and visitors may experience or incur in connection with LESSEE(S) rental of Siesta Breakers #603 and use of the guest amenities on the Siesta Breakers property.
ï‚£ The LESSEE(S) and any other person associated with the LESSEE(S) including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury, damages or loss sustained directly or indirectly in or about the Siesta Breakers #603 premises for any act or omission of the LESSOR including but not limited to cleaner, maintenance person, handyman, save from that arising due to active and actionable negligence or willful misconduct.
ï‚£ The LESSOR cannot be held responsible for loss of mains services, or failure of appliances nor for the consequences of the actions taken in the vicinity of the property by any authority over which there is no control of.
ï‚£ The LESSOR cannot be held responsible for any ongoing construction, alterations to existing homes, or any noise as a result thereof on or around the community.
ï‚£ The LESSOR accepts no responsibility for, and shall not be liable in respect of loss, damage or delay which is caused by events outside the homeowner's control. For example adverse weather conditions, airport closures, war, terrorism, earthquakes, floods or strikes.
ï‚£ The property has a swimming pool and the LESSOR does not accept any liability whatsoever for injury including death however caused, as a result of the use of the swimming pool. There is no lifeguard on duty and guests agree to use the pool at their own risk and not allow unsupervised children to use the pool. No diving, running or jumping is allowed in the swimming pool and surrounding area.
Acts of Nature Policy: (non-negotiable)
In the event of severe weather conditions (hurricanes, tropical storms, and tornados), red tide or similar poor water conditions, or any other acts of nature, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED.
Under Florida law, establishments are not required to issue refunds for prepaid reservations unless rental cancellation terms state otherwise.
Severe Weather Conditions (Hurricanes, Tropical Storms & Tornados) & Mandatory Evacuations:
ï‚£ In the event that the unit becomes unavailable or uninhabitable due to naturally occurring events or entities, such as severe weather conditions (hurricanes, tropical storms, and tornados), and mandatory evacuations, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
ï‚£ Any deposits and pre-paid rent will not be refundable, so it is highly recommended that travel/trip cancellation insurance is purchased to cover financial losses from cancellations.
ï‚£ Officially the Atlantic Hurricane season is June 1 to November 30th. However, the most probable time for hurricanes is from mid-September to mid-October.
Red Tide or Similar Poor Water Conditions:
ï‚£ In the event that during your stay there is an occurrence of red tide, or red tide is present upon arrival, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
ï‚£ No compensation or rescheduling of rental are offered for the inconvenience of red tide or similar poor water conditions on Crescent Beach in Siesta Key, or the surrounding areas (red tide is not usually covered by trip travel/trip cancellation insurance).
Travel Insurance: (recommended)
We strongly advise and encourage guests to purchase travel insurance for protection in case they have to cancel their reservation due to an impending storm, hurricane warning, mandatory evacuation, or other unforeseen and unexpected events, as our cancellation policy is non-negotiable.

Departure Cleaning:
LESSEE(S) are responsible for the cleaning of the unit during their stay, and for leaving the unit in good condition at check-out.
Upon departure, the unit should be in the same condition as it was upon arrival, with the exception of normal use.
Future rental of Siesta Breakers #603 will be denied if Lessee(s) responsibilities are neglected.
Cleaning staff charge additional cleaning at $60.00 per hour, which could easily add up to hundreds of dollars that will be deducted from the security deposit of irresponsible guests.
No daily maid service is provided to guests.
COVID-19 Disinfection: For units that will be occupied within 7 days of departure, the following will be performed:
ï‚£ All high touch points including remotes, thermostats, door knobs, faucet handles, cabinet/drawer handles, light switches, fan pulls, appliance handles, lamp switches, alarm clocks, small appliances, countertops, chair tops will be both sanitized and disinfected with a 70% alcohol solution.
ï‚£ Fabric items including bedspreads, comforters, couches, chairs will be sprayed until moistened (not wet) with a fabric safe disinfecting solution containing 70% alcohol.
ï‚£ Dishware (plates, glasses, cups and silverware) will be washed.
ï‚£ For units that has been vacant for at least 7 days prior to a guest arrival, does not require COVID disinfection. Sanitizing as usual is sufficient.
Departure Cleaning: The departure cleaning fee that guests pay provides a basic departure cleaning. Rental unit will be cleaned to quality standards after guest departure. Please try to maintain the unit as if it were your own.

Getting to Siesta Key, FL:
If you are going to be travelling by car to Siesta Key, take exit 205 off of I-75, which is the last southbound Sarasota exit, and the first northbound Sarasota exit. This will lead you westward for 5 miles along Clark Road (route 72), becoming Stickney Point Road at Swift Road, then past Tamiami Trail (US 41), and eventually take you over the Stickney Point Road Bridge into Siesta Key, ending at the Midnight Pass Road, the main road in Siesta Key, running north to Siesta Public Beach, and south past Turtle Beach.
If you choose to fly, Sarasota-Bradenton International Airport (SRQ) is the airport that serves the Sarasota area. SRQ is an international airport, with flights arriving and departing daily, and is located approximately 10 miles north of Siesta Key. As you exit the airport, turn left onto University Parkway, and drive eastward to I-75 (see above).
If you are looking for a large variety of airline carriers, TPA (located in Tampa) is approximately a one hour drive away, and is home to most airlines.

Siesta Key Breeze Trolley:
The Siesta Key Breeze Trolley is free, and it runs 7 days a week, including holidays, between the Village and Turtle Beach. North of Stickney Point the trolley stops at bus stops, South of Stickney Point, it stops when flagged. You can download an app from Google and Apple Play Stores to show you where the trolley is located.

For those of you who really do not wish to wait around for the trolley as many stops are made up and down Midnight Pass Road and Beach Road, you can call a Free Ride Service, Jonny’s Original Free Ride service. They operate from 10:00 AM to 2:00 AM daily, and there is usually a 15 to 20 minute response time based upon traffic. Just contact them and they will arrive with an air conditioned van or golf cart to service your needs. Their fleet consists of both island carts and 6 passenger vans, servicing 8 miles of Siesta Key from Turtle Beach to Siesta Key Village onto the mainland. Since this is a private service, tips are always welcomed but the ride is always free.

The Siesta South Shopping Area begins at the Stickney Point Bridge and goes south along Midnight Pass Road, and has everything you need within walking distance, a full service grocery store with a deli counter offering both hot and cold foods, nearby drug store and post office, courier service, stores, shops, boutiques, salons, liquor store, fine restaurants and entertainment and seafood houses, even a marina. On the north end of Siesta Key is Siesta Village, a short walk from Siesta Beach, a mostly pedestrian village area catering to the island lifestyle, with stores, shops, boutiques, numerous sidewalk cafes, open-air dining restaurants, ranging from fast-food to award-winning fine dining, offering everything from subs, sandwiches, and burgers to crab, lobster, raw oysters, blackened fish and many other unique local dishes at many of the waterfront and casual seafood restaurants. There is also a small supermarket in the village with a deli counter offering both hot and cold foods, as well as a drug store and post office.
Two bridges link Siesta Key to the mainland, allowing it to remain an uncomplicated natural paradise without sacrificing the amenities of contemporary life. The north bridge, Siesta Drive, is within the City of Sarasota and provides convenient access to the city, its business and arts districts, and to the Sarasota/Bradenton International Airport via US Highway 41. The south bridge, Stickney Point Road, provides access to south Sarasota County and a direct route to Interstate 75.
On the east side of the island is Sarasota Bay and Florida's intra-coastal waterway. It is a scenic trail for boaters interested in exploring the mangrove forests that dot the shoreline, or cruising to Sarasota's many dockside restaurants and pubs. Temporary docking is available at several local restaurants and many of the bayside condominiums have boat docks available for renters. For your enjoyment, there are many marinas offering charters, guided tours and boat rentals.
On the island's west side are Siesta Key's glorious white sand beaches, ranked number one in the world in 2011 by Dr. Beach, and the calm waters of the Gulf of Mexico. There are almost 50 miles of canals and waterways inside Siesta Key which is also surrounded by water, the Intra-coastal waterway, Sarasota Bay, Roberts Bay and the Gulf of Mexico.
Siesta Beach:
Siesta Beach (public) is located to the north of the island, off Midnight Pass Road, and is ¾ of a mile long, offering the same lush, white sands, azure waters, and stunning sunsets. This 40 acre beach has 2,400 linear feet of gulf beach frontage. There are 800 parking spaces plus limited parking at the 13 public beach accesses to accommodate visitors, shallow water depth in the near shore area, and with year round lifeguard protection.
The lifeguard stands have been painted in primary colors (yellow, blue, green, and red) to make it easier to keep track of where you and your children are. The beach`s many amenities include, two food and souvenir concession stands, restrooms, showers, picnic tables and large group picnic shelters, gazebos, tennis courts, ball fields, beach volleyball courts, a soccer field, a 20 station fitness trail, and playground equipment.
If you're staying on Siesta Key, there are plenty of public access points to the public beach so it's a short walk from most of the north end of the key. Beyond the fire station near the intersection of Midnight Pass Road and Beach Road, the next public beach access south is near Stickney Point Road. Siesta Beach is within easy walking distance of Siesta Village, about 2 miles away, with many quaint shops, restaurants and nightly entertainment.
Turtle Beach:
Turtle Beach (public) is located on Midnight Pass Road near the south end of Siesta Key and is known for its shelling, fishing, and surfing. This beach is completely separate from the crowds up at Siesta Beach, and it is far less commercial and much quieter. This 14 acre beach has 2,400 linear feet of gulf beach frontage. Turtle Beach is a narrow beach with a steeper incline, and with darker sand, browner and with a greater shell consistency than on Crescent Beach and Siesta Beach to the north. It is less crowded than Siesta Beach, and offers plenty of free parking. This area has restaurants, shopping and a few local night spots nearby. A short ½ mile walk south offers access to Palmer Point Beach on Casey Key.
The beach`s many amenities include restrooms, a building for meetings, free boat launch area, small and large picnic shelters, beach volleyball court, horseshoe pit, playground equipment, showers, and fishing is permitted in the adjacent Blind Pass Lagoon which connects to Little Sarasota Bay. Turtle Beach also has a newly installed lifeguard stand.
This beach is also home to many nesting sea turtles, and their natural habitat and nests, are protected by law.

We stayed for two weeks in this unit and loved the location, the unit and all of the amenities. The photos were accurate and the unit was just as advertised, if not better. The owner was great to work with and we would not hesitate to rent from him again. Everything was clean and well maintained. This rental offers everything.

Great Location!
Location, location, location! Right next to the bridge for easy access to the mainland and right across from restaurants and shops all within steps to the beach. We really enjoyed our week away from the cold with coffee on the lanai and shell hunting every morning. The condo itself was clean and tidy, while the entire condo complex was well cared for. Can't wait to return!

Perfect Beach Stay
Great vacation rental! This condo was super close to the beach (a short walk). The beach was private and had loungers and chairs for our use. The unit itself was very clean and had plenty of room for my 4 adult family! The kitchen had all the pans and utensils you could want. 3 tv's but no one watched them much! Grills close by if you wanted to grill out. Dining, shopping and activities all in close proximity. The pool looked nice but we spend our time on the beach. The beach was perfect! No rocks, just soft white sand! Would stay here again!
