Spacious and beautiful 2 bedroom/2 bath ocean front condo unit with unobstructed ocean views. BOAT SLIP is available upon request for up to a 46 foot boat, low tide draw is 30 inches. There is an additional fee for boat slip.

You’ll love being able to access the oceanfront areas from the spiral stairs to the ground level. It’s like having a back door! Of course there’s an elevator to access the “front” door and bring in your groceries. The oversized kitchen offers top of the line appliances. The kitchen is fully stocked with everything you need to fry an egg or prepare a feast fit for a king. Washer and dryer. If you must work while enjoying your stay you can do so at the large isolated desk at the end of the kitchen area. The private master suite offers magnificent ocean views, a separate bath with double vanity with walk in shower, a very large walk in closet and sliders to the deck.
The 2nd bedroom offers ample closet space and two twin beds. The guest bath offers a single vanity and walk-in shower.
You will enjoy your stay in this spacious condo.
The complex is conveniently located in Islamorada, mile marker 87.5.
You will love the amenities this upscale condo complex offers: 2 lighted tennis courts; club house; gym facility; heated swimming pool; and hot tub. There's a sandy beach with lounge chairs; large Tiki with ice maker and tables/chairs, a fire pit for evening gatherings and boat slips right out the door.
Inside you are sure to enjoy the updated décor and the spacious living areas. This condo has 1,536 square feet of inside living area plus a screened balcony for additional space. Sliding glass doors open to the balcony from the living area and from the master suite. There are 3 Smart TV’s. Bring your codes for Netflix and other web access services. Elevator in each building, so there are no worries about loading and unloading groceries from your covered parking area. The large screened balcony with comfortable outdoor seating is perfect for relaxing.

BASE RENTAL RATE
We try to stay as close to the 1st of each month for rentals.

If a partial month is rented here which includes Christmas and New Year. The entire month will be charged unless someone else books the unbooked nights.
Monthly Rates are based on a nightly amount with the base rate covering 30 days. For each night over 30 nights there is an additional charge.
PAYMENT
When a reservation request is received by owner more than 180 days in advance of the Check-In Date,
Tenant must forward a signed Vacation Rental Agreement, Rental application for our Association and a deposit equal to the damage deposit, cleaning fee and $100 non refundable application fee within 72 hours after the reservation request.
The remaining Rental Total balance and tax shall be paid
50%, 180 days prior to check in and the remaining
50%, 90 days prior to the Check-In Date.
If the reservation request is closer than 180 days and more than 90 days the 1st two payments will be due with in 72 hours of request.
The signed Vacation Rental Agreement, rental application, 50% Rental Total , 50% tax, application fee, cleaning fee and damage deposit are due no later than 72 hours after the reservation request.
If the reservation request is less than 90 days prior to the Check-In Date, the signed Vacation Rental Agreement, Rental application and 100% Rental Total , 100 % tax, application fee, cleaning fee and damage deposit are due no later than 72 hours after the reservation request.
Unless the Agreement and all required payments are received by Owner when due, the reservation may be cancelled without further notice and subject to the terms of this Agreement with no refunds.
We strongly recommend an, any reason cancel trip insurance policy.
Charges:
$300 departure cleaning fee
$200 once every month if this is a multi-month stay cleaning fee
TAXES 12.5% state and local taxes.
Damage deposit $1000
Refundable damage deposit with no damage within 14 days of departure.
Condo Association Charges:
There is a required application and a fee of $100.
CANCELLATION POLICY
If a notice to cancel is given by email 90 days prior to check-in date, a full refund minus a $100 fee will be given.
If cancelled 90 days or fewer, there will be no refund unless the home can be re-rented for the same amount minus a $100 administrative fee and the difference in rent if the new rental is less.

Launch right on site. Trailer parking has to be found off site at the renters expense.
Very large and private pool, never busy!

HOME INSTRUCTION LETTER
Door entry is done by a key pad and will be provided before your rental.
WiFi Pass word is HarbourM3
Please keep doors closed to reduce humidity.
All Trash needs to be out of unit on departure.
Dishes need to be cleaned and put away.
Thermostat is in hall just to the right as you enter, 71 to 70 seem to work well.
Washer and Dryer are located in the 2nd Bedroom.
Please use small loads as it is not a large machine.
PLEASE wash and dry one load of towels the morning of departure. This is a big help to our cleaners.
Lint trap in dryer is in the door and should be emptied each load.
Microwave light is on order.
Ocean side door has a raised hurricane track which is marked with caution tape inside and out. Please watch your step and be careful on steps.
TV is streaming and takes a few minutes to learn.
1. Push upper left on fire remote to turn on.
2. Press the home button to bring up Fire TV
3. Scroll to right and choose your selection. We have Dish Anywhere, Prime, HBO Max, Tubi and more. If you want to see more Appts, from the home icon click down 3 times to search appts. Bring your Netflix pass word or whatever else you might have. We do not allow purchases over the TV.
4. If you select Dish Anywhere. Let it populate, click to right for the Guide. Move the cursor over up to All Programs, click and the box below will high light, if it does not go back up to all and click, Should work. Once on highlighted box you can, 1. Scroll down and look 2. Click on 3 bars to the right and select a channel # or 3. Scroll to left to the channel logos, then click the 3 strips on the mid upper right to make that channel a favorite. Once you have done this go back to top and select favorite. This will bring up hearts on left and get the better channels.
5. If you hear double voices or it looks on what looks like a frozen recording, Push the arrow back button on the left.

How much is a boat slip cost?
$300 per month, launch right on site, renter has to find parking for their trailer and pay for it.
What airport should I fly into?
Key West. Small easy 2.5 hours,
Fort Lauderdale, less walking than Miami, 2.5 hours, Miami, lots of walking, 2 to 3 hours. Airport needs work.
Is their cable TV?
We have smart TVs, with Dish, Prime, HOBMax, and others, bring pandora and Netflix codes.

Ocean Harbor M3 is Fabulous!
Priceless view of the ocean. Nice marina. Workout room is great with a view. The condo is clean and spacious. Every thing you need is here. Very easy to maintain. During my 3 month stay from May to August the weather was great. The pool seldom had more that 5 or 6 people in it. Property maintenance was also great. Nice restaurants near by. You can’t go wrong with this one.
