→ Family-only gatherings are absolutely fine! Otherwise, no parties including those involving alcohol are permitted. The guest responsible for the reservation must be 25 years & older and not reside within a 2 hr driving distance from Kissimmee, FL. A $1,000 penalty fee will be charged for any parties (outside of family-only gatherings) reported. Please message me for possible exceptions.

→ No smokers (i.e. strictly no smoking/vaping inside or outside of this home is permitted). We live in the house during parts of the year and are very sensitive to the smell of smoke. There will be a $1,000 penalty fee if there is any sign of smoking/vaping.

→ No pets (including emotional support animals) are allowed in this home. There will be a $1,000 penalty charge if there is any sign of a pet.

♡ Please send me a copy of a government-issued ID (driver's license/passport) of all adults staying at our home within 48 hrs after booking per residential neighborhood guidelines. This will only be shared if there are incidents requiring law enforcement. Failure to send this prior to check-in will result in the forfeiting of the reservation without a refund pending the host's discretion.

→ You will be asked to sign a rental agreement after booking. The agreement will reflect and expand on the rules listed here. Failure to comply with this will result in the forfeiting of the reservation without a refund.

♡ Pool Heating may be requested for an extra $50 per day to cover energy and setup costs. You will only be charged for the days that you choose to use it. ***Please note that the time it takes to heat and the temperature it reaches is subject to the weather conditions, and we cannot guarantee that it will reach the ideal temperature for everyone. Please also note that pool heat will only run from approximately 9 am to 9 pm for safety reasons.

♡ There are security cameras that are actively recording in the outdoor areas (front, back, side) of the house. The one directly over the pool may be turned off during your stay if discussed with the host.

→ Door locks to the pool are located high and difficult to open as features to prevent young children from accessing the pool without supervision. There are no child safety fences around the pool. Adult supervision of children in the pool area is necessary at all times.

→ WiFi may not be disconnected for any reason.

✰ The use of any grills is not allowed. The old charcoal grill is locked and cannot be used for safety reasons. There will be a $500 penalty charge for cleaning and procedure fees if there is any sign of grill use including your own.

→The AC unit is functional. Note that in the Summer, the thermostat has a minimum set range of 70C because colder temperature runs the risk of freezing the condensers. Ceiling fans are also available.

→Travel insurance is highly recommended to cover non-refundable costs in case of unforeseen events such as inclement weather impacting travel plans.
