Notes:

Price includes 13% state and county taxes (for rentals less than 6 months). Security deposit of $500 is due via Venmo immediately to secure your reservation. The deposit is NOT applied towards the rental fee; however it is fully refundable pending inspection within (5) days of departure. First half (50%)of rental fee is due 120 days prior to arrival via Venmo, personal or cashier's check. Balance of 2nd half (50%) and cleaning fee is due 45 days prior to arrival via Venmo, personal or cashier's check.

A (60) day notice is required for cancellation. Cancellations made more than (60) days prior to the arrival date will not incur a penalty. Cancellations or changes that result in a shortened stay, that are made within (60) days of the arrival date, will forfeit any payment received towards rental fee (security deposit and cleaning fees will be returned if reservation is fully cancelled). Cancellation or early departure does not warrant any refund of rent.

There is an HOA application that must be completed. This will be completed by the renter and sent directly to the HOA along with a $50 NON-REFUNDABLE payment.

About the owner: My husband and I currently live in Kings Park, NY and have been vacationing in Venice for a few years with plans on purchasing a second home. Since we would only use it part-time we decided to purchase a condo instead. This unit came up for sale and we purchased it site-unseen from NY with the help of our realtor. We gutted the entire unit and remodeled it with the help of a local contractor. We wanted the design and feel of the unit to be warm and inviting. I know the décor is not the typical "beachy" design but we love it and I know you will, too!

We own a seasonal Italian ice business back on Long Island so we are fortunate enough to be able to close for the winter months and come down and enjoy the warm weather for 3 out of the 4 months. The year-round residents of Westchester Gardens are the nicest group of people you will ever meet. We are so happy to call Westchester Gardens our home!

Why this property? We are a top floor end unit with an unobstructed view of the 9th hole of the Bobcat course. You can watch the sunrise from the back lanai and watch the sunset from your front door. There is an elevator if stairs aren't your thing. The entire unit was completely remodeled and tastefully decorated. The community pool is a short walk away. We are not far from the beach, dining and Wellen Park. The options to golf nearby are endless!
