This Veranda designer home is conveniently located in the Village of Richmond. Guests repeatedly comment on the amazing location; just 5 minutes from Brownwood Town Square with free nightly music, activities, dining and shopping. Brownwood also hosts a large weekly Farmer's market Saturday mornings.
The bright living space is an open floor plan with large living room, spacious stocked kitchen, quaint breakfast nook and a formal dining space. The comfortable reclining chairs and reclining couch are great for relaxing, reading or enjoying shows on the 55 inch Roku TV. Additional Roku TV's are in the master bedroom and main guest room. We can't say enough about the natural lighting that brightens the kitchen and living room. Sunshine filling this space is a definite mood booster! The living area opens up to the screened-in lanai and private back yard where you can catch a sunset view. The lanai has a patio table and chairs for outdoor dining or enjoying your morning coffee.

- Three minute drive to UF Health The Villages Hospital Freestanding Emergency Room

a. Deposit: A deposit of 50% is due at time of booking.
b. Balance of payment is due 60 days of the check-in date.
Cancellation Policy:

If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% if cancelled 120 days or more prior to the Check-in Date. There will be a 15% cancellation fee of the contract cost regardless of cancellation date.
Security Deposit

A security deposit of $1,000 will be added to the remaining rental fee due. The security deposit, after inspection will be returned within 30 days.
Villages ID Fee:
--------------------
$50 Villages ID fee admits two resident to Villages amenities, such as recreation center classes, pools (except the Country Club pools) and golf. You will have access to 42 Executive golf course (small trail fee is charged if using the golf cart on the course). If you'd like to golf on the Championship courses there is an additional charge. This pass also gives you access to pickleball, 1,000's of clubs and activities and discounts at the movie theaters located in town squares. Additional guests can obtain free guest passes once the temporary Resident's ID's have been obtained.
No pets allowed and no smoking in the house or on our residential premise.

Phil and Lin were very helpful hosts. Since I'm not very tech savvy I was able to communicate with them easily . Since it was just me I could have rented a smaller place but it was certainly a real luxury to stay in such a spacious home. There were things included that you might forget to pack, so they thought of everything to make you comfortable. I enjoyed The Villages so much I ended up buying a home here! Jeff

We spent a month at Phil and Lin’s home in The Villages. Communication with them was wonderful. They answered every question promptly and provided us with a binder full of information on the Villages. We felt right at home from the moment we walked into the house. It was clean, comfortable and stocked with everything we could possibly need. You won’t find a better location also, close to shopping, grocery stores and Brownwood Square. We had a great vacation, and hope to stay there again some day,

I had the pleasure at staying at Phil and Lin’s place and let me tell you…. It was amazing! It is brand new, sparkling clean, super comfortable and had everything you might need. Phil and Lin were great at communicating every detail we needed to have a great trip. Easy in and out with no hassles.The Villages were just as amazing! So much to do and so much fun! The activities, restaurants and shops were top notch. My favorite was the live music at multiple locations every night and day. A dream come true! I can’t wait to stay at Lin and Phil’s place again next year and every year after that. Thank you Phil and Lin for having a great place, being greats hosts and offering your amazing place for others to enjoy!
