Florida cottage style home located in the heart of Port St. Joe and just 1/2 block to St. Joe Bay! The kitchen has everything you need to cook your catch including two ceramic grills and a blackstone on the covered patio. Fully fenced back yard for your pets to enjoy and stay safe. The drive way is large enough for up to 4 vehicles or can accommodate off shore sized boats and a vehicle. If going out is more your style, everything in town is walking distance. Notes:

1. Check in /Check Out - Check in time is 4:00 pm . Check out time is 10 am. We do like to keep this flexible for your convenience. Do not hesitate to reach out if you need an early check in or late check out, we will do everything we can.
2. Trash: all trash is bagged and put in waste bins provided at the rear of the property
3. Pets: We do allow house trained pets but please make sure to clean up after them. A pet fee of $100 will be charged if you don't clean after your pet. This applies in open areas (patio/backyards) and inside of homes. Waste bags are provided and can be found in the pantry. If a pet has an accident inside, there is a "spot bot" carpet cleaner for your use. Please clean up to the best of your ability and inform us of the location so that cleaning can make sure that our next furry guest doesn't get into trouble for revisiting that spot. The back yard is fenced for your convenience but is only a 4' chain link fence, climbers should be supervised. We also ask that any pets with separation anxiety issues be crated if left unattended.
4. Smoking: There is to be NO SMOKING in the property (this includes the front porch). Smoking is allowed outside but please do not toss butts in the patio or grass or outside of the home, dispose of your cigarettes in the trash or ash tray. Make sure they are fully extinguished. Any evidence of smoking inside the home (i.e. smells of smoke, ashes, burns etc) will be an automatic forfeiture of the entire damage deposit.
5. Reservation/Security Deposit: A reservation/security deposit is required to reserve the house. The refundable deposit automatically converts to a security deposit upon arrival. The deposit is in addition to the nightly rate. It will be refunded in the same manner paid provided the following provisions are met: *No damage is done to unit or its contents *All debris, rubbish and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash or sand left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. *No linens are missing, damaged or excessively stained*
6. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement , you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law.
7. Cable TV: There is no Cable TV in the house . TV's are connected to streaming services and internet is provided. No refunds shall be given for outages, content, lack of content, or personal preference with regard to streaming service.
8. Internet/WIFI: Hi speed wireless internet is provided as a convenience only and is not integral to the agreement. NO REFUND of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services.
9. A/C system: Please keep levels of a/c at appropriate temperatures. Keep doors and windows closed while in operation as humidity accumulation can cause freezing of units and disfunction.
10. Lost and Found: Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact the tenant for the return. After 6 months - items become property of the owner. Owner will not be responsible for the condition of said items.
11. Fireworks: Tenant agrees that there will be no use of fireworks anywhere on the property.
12. Home Use - Tenant shall use the property for legal purposes only and other use, such as but not limited to ,illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of rents or Deposits.
13. No daily Maid Service - While linens and bath towels are included in the home, daily maid service is NOT included in the rental rate. It may be available at an additional rate. We provide starters for toilet tissue, paper towels, dish soap, garbage bags and laundry detergent. Washer and dryer are provided.
14. False Reservations - Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property.
15. Parking - The guests must park within the property and keep off the grass or anyone else's property. Boats my be parked in the drive way or beside the shed in the rear. We advise that valuables (rods, electronics, etc) not be left on boats parked in the back.
16. Repairs and Replacements - Property Management has the right to access the premises with notice to perform safety related repairs or those to prevent damage (water seepage, AC problems, etc.) that may be required. Every attempt is made to maintain the house in the best of condition. The managers do not express or imply any guarantee , regarding suitability for any specific purpose. Manager does not guarantee that appropriate repair and or replacement will be performed as soon as possible. It is the guests responsibility to immediately notify manager of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of the manager's ability. Manager is not responsible for any occurrences to which we have no immediate control. These inconveniences may be but are not limited to , the following : weather conditions, power outages, adverse weather or road conditions or breakage of non-essential appliances, including , but not limited to, dishwasher, grill, washer and dryer, pests. *No rebate will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, dishwasher, BBQ grill .
17. Guest Access - All areas of the property are for guest use unless locked and designated as owner only. You do not have or want access to the shed, it only has things that require work.
18. Guest Interaction - We love to meet and greet all guests. However, in the event that this is not possible we also offer self check in with a door code. We have the right to ask for ID, credit card used for booking, or other forms of proof of identity and payment. I am very excited for you to stay here and hope that you will enjoy your time in Port St. Joe! Please feel free to let me know if you need anything or if you have any concerns. I am here to assist you in any way that I can.
19. House Rules - I have created this house rules sheet to ensure that you can fully enjoy your stay in my Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help me as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact me if you have any questions regarding the items mentioned in this document. I ask that you treat the property as if it were your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. I also ask that you watch noise levels at night, as I have a close relationship with my neighbors (I grew up here) and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. I want to mention that first so you are aware. Children are welcome here! however - please keep your children safe. Home is not childproofed.
20. Parking - Please park your vehicle in the driveway in front of the house or on the property in the back (via the alley). Remember to lock up all doors and patio doors when you leave and at night. This is for your safety! Although our rental is in a safe neighborhood, we take security very seriously. I appreciate your compliance!
21. Trash Disposal You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.
22. Toilets - Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES) , SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.
23. Dishes - Please load the dishwasher prior to checking out if you have used any dishes.. You will find dishwasher capsules under the kitchen sink. Please run the dishwasher during your stay if needed. Please do not put plastic dishes in the dishwasher as they will melt in the heat.
24. Extra Guests - Although I do not mind if you invite a friend or 2 over to visit my home, please do not have extra unauthorized guests stay the night or or for extended periods of time. I do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 8 people limit incur a 50$ per night charge.
25. Parties or Events - We do not allow guests to throw parties or events in our home. Only authorized guests are to be in the house and around the patio area. Music must be kept to a non disturbing level. Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit, and immediate vacation of the property.
26. Broken Items - If for any reason you break an item during your stay, please let me know immediately. I understand that accidents happen, but in order for me to fix or replace something for a future guest to enjoy, I will need to know that it is broken. We take inventory of every single item in the home when it is being cleaned. I appreciate your honesty. We take inventory of every item in the house including linens, appliances, towels and decorations. If anything is missing -this will be reflected in a deduction from the security deposit at a 150% replacement value. Please do not rearrange patio furniture.
27. Grill - Grills are in the backyard. There is ceramic grill which only uses LUMP CHARCOAL, never use lighter fluid or pressed charcoal briquets. If you are unfamiliar with ceramic grills please reach out to us or consult the manufacturers web site for safety information. These grills can become very hot, very fast if you are not careful and have been known to flair up upon opening causing burns to the user. We ask that guests use foil if possible and clean up the grill after use.. We like to keep it in good shape for as long as possible and do not want to have a grease fire hazard. Fire extinguisher is located in the kitchen under the sink.
28. Furniture - Some is new, some is old and some are family heirlooms. Please enjoy it but treat it as you would your own . We truly love it and want it around for a while!
29. Lawn Maintenance - A lawn service mows the lawn as needed. I will do my best to coordinate his visit if its required during your stay. He only works outside but you may want to keep any pets inside during his visit. He is not responsible for pets left unattended in the back yard.
30. Checking Out - Unless other arrangements are made, please check out by 10:00 am. Checking out by this time ensures that I have enough time to clean the place and get it ready for our next guest. We try to be flexible with our check in/check out times to make your trip less stressful. You can help us with this by placing used linens in the laundry room so that housekeeping can get to work and help the next guest check in early if they need to. Please let me know when you leave so I can get my cleaning crew in asap. When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. I do not expect you to scrub it clean but it must be reasonably “picked up” and furniture placed as it was at check in. *Please make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.

About the owner: My dad and I moved in 21 years ago. I’ve been grown for some time and when the paper mill in Panama City closed in June 2022, he had to sell and move to Alabama for a new job opportunity. The thought of not being able to hear the distinctive sound of that front door opening devastated me. This is my home. I decided to buy it but Port St. Joe doesn’t have the job opportunities that larger cities do so I am excited to share it with you and hope that you love it as much as I do.
You’ll see local photography and art all around the house. The man with the gun in the hallway is my Uncle “Squeaky”, he’s holding a .22 magnum handgun that he used to hunt alligators in the Apalachicola River. My dad took all of the pictures on those weird shelves he built on the living room wall. They are of the Little St. George Island Lighthouse before it fell, at 2-mile in Apalachicola and one was taken in Eastpoint where he oystered to support our family when I was young. There are 2 shrimp boats featured in the home, the ”Night Stranger” and the “Lacye Bryn”. My great grandfather, uncles and dad built the Night Stranger from hand, we still have hand planers that he used on the sawmill lumber. The Lacye Bryn was my uncles shrimp boat, the taller boy in the picture (my dad is the shorter one), appropriately named after yours truly.
The laundry room window facing the patio has black spray paint marks, this is the elevation the water reached during Hurricane Michael. My dad took his boat into town via the intercoastal as the roads were closed and got the mud and wet drywall out as soon as it stopped raining. According to local service men and contractors, this is the only home in town where the wood floors didn’t buckle and ruin, because he dried it out so fast.

Weekend Getaway

I can’t say enough about this place! When I first arrived, I found the place clean and well stocked. It was set up perfectly to accommodate my human and fur babies! It was located perfectly close to downtown within walking distance to shops and restaurants. Many of the places offer outdoor seating if you want to bring your furry campions with you to dinner. Lacye was an excellent host who made sure we knew all the hot spots and well kept secrets of the area. We will definitely be back!
