Notes:
Rates are negotiable if renting for more than a month. Longer the rental period higher the discounts.
Rentals of more than 6 months need not pay 12% tax on the rent price, that is a huge saving.
Golf Transfer Fee is optional - $200 for 1 month, $300 for 2 months, $400 for 3 or more months.
To play golf it will be $35 to $69 per person for 9 or 18 hole round (prices subject to change and managed by golf board).
If you play golf without cart, it is free, however, walking is allowed at or after 5 PM (subject to change).
You will pay $25 per Amenity card to use facilities and $25 for vehicle transponder to the HOA directly.
Above tax rate of 12% is calculated on the rental amount that will be paid to state and county.
Payment Schedule:
Security Deposit and half of the first month rent payment is due at the lease signing.
Remaining half month rent and all one time fees payment is due by 60 days prior to lease start date.
If rental is for more than a month, remaining rent amounts are due for subsequent months by 1st of the corresponding month.
Cancellation Fee:
Cancel before 90 days of lease start date: No cancellation fee
Cancel before 60 days of lease start date: 1/3 of First Month Rent
Cancel before 30 days of lease start date: 2/3 of First Month Rent
Cancel within 30 days of lease start date: First Month Rent and all one time fees
At any time, if the unit is rented out after cancellation for the cancelled lease period, the money held as cancellation fee will be refunded to tenant who cancelled the lease after deducting any expenses and or revenue loss .

We stayed for the month of February and March 2025. We found this place on Florida rentals and delt directly with the owner. He was a great host and a gentleman to work with. He made everything easy to book and set up all the amenities for us. The pool was very large and very comfortable and we met plenty of new friends from all over. We enjoyed the food at the pool side grill. The golf course was very well kept along with the complete Babcock National club. The condo was spotless on arrival and the furniture was almost new. The kitchen was complete with all the things you would need for cooking and entertaining. We highly recommend this condo and club. Again the owner Nag was a pleasure Marie and Mike

We stayed at this location from June-September 2024. We were very pleased with not only the interior, which was nicely decorated, but with proximity to the golf range and all other amenities such as the gym and pool. This is a corner unit so the balcony was spacious and excellent view and sunset. All 3 bedrooms had new mattresses and were very comfy. Kitchen was fully stocked with any item you may need. Condo is also within minutes of a large supermarket and many different restaurants. Condo is also approximately 30 minutes from airports ( Southwest Florida International and Punta Gorda) I highly recommend this location as a nice getaway.

This condo is a 2nd floor end unit located on the 10th hole in Babcock National. The largest lake in Babcock Ranch is behind the building, so you have a lake view from your living room, master bedroom and lanai. The sunsets are stunning! The condo is conveniently located across the street from a newly built resort style pool with restaurant, a gym and sauna room, as well as the Golf Pro Shop, several tennis courts, bocce ball and pickle ball courts. They are currently building a clubhouse which will also have a restaurant and bar, card rooms, etc. It's a short 5 minute drive to Founder's Square within Babcock Ranch, where they always have something exciting going on. There is a Publix, several restaurants and other shops all within minutes of the condo. The condo is furnished nicely and well kept. The owner, Nag, is terrific. He has supplied the condo with everything you would need to make your stay enjoyable. He is always available and quickly responds if you have questions. This is one of the best vacations we've had thanks to Nag and his lovely condo! This will be our go to condo whenever we are in SWFL.

Renting Nag’s beautiful three-bedroom condo on the Golf course at Babcock National located at Babcock Ranch in SW Florida was a wonderful experience from day one. Nag is a magnificent landlord whose beautifully appointed, newly built condo features expansive views of both the tenth fairway of the golf course and one of Babcock Ranch’s largest lakes from the great room, the master bedroom, and a charming screened-in lanai. Individually assigned covered parking in a beautifully landscaped area that is well- lit at night for easy access brought convenience, as did both a close-at-hand stair walk-up, an elevator, and a mailbox with an outgoing-mail drop just steps away from the unit. With a golf membership transferred to the tenants during their stay, we enjoyed golfing on a championship 18-hole course that is both well designed and beautiful in its landscapes and water-scapes,. There is hiking in Babcock’s endless nature preserve trails; bicycling; swimming in nearby appointed pools; and the ongoing lively and festive events at Marketplace which feature every manner of music, festivals, food trucks, concerts under the stars, and the restaurants including a coffee and ice cream shop located at Marketplace. Babcock Ranch has its own convenient Publix grocery store and shopping center with a variety of services, restaurants and other specialty shops, While the ranch is big sky country with local farmers’ markets cropping up everywhere and lots of fun Old Florida restaurants nearby featuring southern fare, Babcock Ranch is 50 minutes from the beaches of the Gulf Coast - including Fort Myers Beach and Sanibel - and I-75 is minutes away which leads you anywhere you want to go. In close proximity to many attractions and fun beach cities up and down Southwest Florida’s Gulf Coast, it is a beautiful place to visit and live the Florida life.. We can recommend this Babcock National condo to anyone seeking beautiful environs, amenities, security, fun activities, and ease of access to many attractions and areas of interest, This spot is the perfect jumping off point for a perfect stay under the Florida sun!

Minimum rental period is 1 month as per HOA rules and in case of February the minimum rental is 2 months as it is middle of the peak season.
About 45 minutes to Fort Myers beach. About an hour to Naples beach.
Nearest airports are Fort Myers (RSW) and Punta Gorda (PGD). Both are about half hour drive from this Condo.
