This two-story 4 bedroom, 3.5 bathroom townhome sleeps 8 and is located in Gulf Highlands Beach Resort. The main level offers a master bedroom suite, w/ King Bed, Day bed & trundle and private en suite full bath. The living room has seating space filled with a sofa, TV and half bathroom. The dining room seats 6 along with extra seating at the kitchen bar. 2nd floor offers a full bathroom with a shower/tub combo. 2nd Master bedroom filled with a Queen bed and TV. Bedroom 3 features a Queen bed & TV and Bedroom 4 offers a Queen Bed, each bedroom has a tv.

Gulf Highlands Beach Resort is a gated community that requires a code to enter the resort. There are 11 pools on property, 5 are heated seasonally. The largest pool looks out directly onto the gulf & includes a clubhouse with a restaurant & snack bar. The resort has a fitness center, 18 hole mini golf course, shuffleboard court & kids playground.

This unit comes with 2 designated parking spaces, so no more than 2 cars are allowed. No oversized vehicles or trailers. No Exceptions

THINGS TO NOTE:

We provide a STARTER PACK only of amenities, just to get you through the first night, NOT for your entire stay.

Rental Agreement MUST be completed & Copy of driver's license MUST be sent to secure reservation; we will not send check in info till both are sent to management.

RENTER MUST BE 25 @ & MUST be present during the entire stay, we also do NOT allow 3rd party bookings.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We DO NOT allow extra guests - including children under 2 years of age, we count heartbeats - and only allow the number of occupants, that the unit sleeps – NO EXCEPTIONS WILL BE MADE.

NO SMOKING - IF any signs of smoking are documented, the renter agrees to pay a $300.00 fine.

Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.

Check in time is 4 PM: we DO NOT allow early check in during prime season. Guests are NOT allowed on property until 4pm OR until they receive the door code from our office, whichever comes first.

Renter agrees to report issues with the unit to management within 2 hours of check in – regarding cleaning or issues & not wait to report during the review process, with exception to emergency maintenance calls.

Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.

Please Note: Towels & Linens are provided for you and your guests, IF you stain or damage the linens or towels, you agree to pay for each piece stained to be replaced.

IF any of our house rules are violated, renter agrees to forfeit the security deposit.

This property is NOT pet friendly. Please note: if any evidence of a pet is found OR if we find an unauthorized pet in the property, we will evict you immediately without refund and/or charge a fine of $500.00.

RING CAMERA NOTICE: For your protection & ours, we have a ring camera on the front door which records audio and video of the entrance. Also, located in the back.Do NOT tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
