About this rental
Our penthouse condo is located in Sarasota (Manatee County), Florida within the Palm Aire residential condominium community at Palm Aire at DeSoto Lakes, Inc., Golf Side. It is uniquely situated on the top floor of the only 4-story building erected within the Golf Side community. Directly across from the clubhouse of Palm Aire Country Club, its location offers spectacular expansive views of Palm Aire's Champions Golf Course.
Large windows of the east-facing lanai and den-guest bedroom stream sunlight throughout the day. Afternoon sunlight shines through the west-facing kitchen and master bedroom windows. Sunset views from our 4th-floor elevation are as far as the eye can see over and beyond the surrounding Palm Aire homes. Our sunrise morning view is truly majestic. Our moonlit evening view across to the lighted fountain at the clubhouse garden is serene. We enjoy spotting the variety of birds including osprey and bald eagles that frequent the treetops scattered throughout the golf courses. We refer to our view as overlooking a Serengeti plain.
Our building is comprised of 4 floors of 10 residential units per floor. There is an elevator and a staircase from the lobby to each floor. One parking space is assigned to each unit. It is within a residential community of year-round and seasonal residents. There is a welcoming landscaped entrance to a central lobby and elevator. On each level, the elevator opens onto an exterior center landing. Exterior walkways extend from the center landing to the entrance of each condo. On each floor, there is a central laundry room providing washing machines and dryers for the floor's residents' use. We provide our tenants with a laundry cart, detergent, and dryer sheets.
The condo association provides weekly trash and recycling pickup. A center shoot for the disposal of trash is conveniently located on the center landing of each floor, near the elevator and laundry room. A recycle bin is located in the ground-level container room. The condo association provides professional lawn maintenance and pest control.
A community clubhouse, large heated pool, and shuffleboard are located across the road, a few steps from our building. The facility has a fitness room, bathrooms, and a poolside outdoor shower. The grounds surrounding the pool are beautifully landscaped to provide shaded areas and are equipped with tables and comfortable lounge chairs.
For any rental, our association requires approval of its rental application and requires written approval for any rental less than one month in duration. A $100.00 non-refundable application fee, payable to the association, and a $50 non-refundable application processing fee, payable to the manager, are required.
Due to owner allergies and association rules, we must restrict rentals to NON-SMOKERS WITHOUT PETS (of ANY TYPE, BREED, WEIGHT, or SIZE).
Our rental agreement restricts occupancy (persons (tenants or guests) residing overnight) to a MAXIMUM of three (3) persons.
Our rental agreement restricts any gathering of day visitors (persons not staying overnight) to a MAXIMUM of six (6) persons.
The layout of our condo is ideal for a single person or a couple.
The master bedroom is furnished with a queen-size bed with a quality Kingsdown 16-inch deep innerspring mattress. There is an adjoining master full (combination tub and shower) bathroom. The Kohler cast iron tub has a safety tread surface.
The den-guest bedroom functions as a home office. it is furnished with executive office furniture and an Ethernet cable or WIFI Internet connection to accommodate "work at home" activity. It is furnished with comfortable quality innerspring mattresses twin sleeper sofa to accommodate an occasional overnight quest.
The adjacent den-guest bathroom has a Kohler cast-iron walk-in shower with a safety tread surface. Each bathroom is equipped with an exhaust fan, heat lamp, custom comfort height vanity, medicine cabinet, Kohler comfort height toilet, sink, dual (fixed and handheld) showerheads, grab bars (18 in and 6 in), towel rods, and robe hook.
The condo’s interior was exquisitely decorated and furnished by Robb&Stucky. The walls are faux-painted. The entrance hall floor is tiled with a custom marble insert design. The kitchen floor is tiled with a custom bronze insert design. Flooring through the living room, dining room, master bedroom, and den-guest bedroom is plush nylon carpet. Flooring through the lanai, master bath, and den-guest bathroom is tile.
The living room opens directly onto the screened lanai. Sliding glass panels close to cover the lanai screens. Pleated shades lower to filter sunlight on the lanai. Large impact-rated Low-E Marvin windows in the den-guest bedroom provide clear Easterly views. Impact-rated Low-E Marvin windows in the master bedroom and kitchen provide clear Westerly views.
The condo's layout is special as it extends from front to rear of our building providing fresh air and sunlight from east or west. Our entrance door opens out onto the front walkway. When stopped open, westerly fresh air flows through the interior folding screen door that can also be locked. The screened kitchen casement, master bedroom awning, and den-guest bedroom casement windows can open for westerly airflow. The screened lanai's sliding glass panels and the screened den-guest bedroom casement windows can open for easterly airflow.
Ceiling fans are installed in the lanai, living room, master bedroom, and den-guest bedroom.
A large wall opening above the kitchen sink into the dining room creates a wide line of sight from the kitchen through the dining room and living room onto the lanai allowing the cook to be connected with activities in the main living areas. The kitchen is equipped with Bosch appliances (range with convection and probe), a microwave, a stainless steel interior, almost silent when running dishwasher, side-by-side refrigerator (in-door water and ice dispenser, filtered water). It has granite countertops, ceramic and glass tiled backsplash, custom wood cabinets, desk, hutch, and pantry. The kitchen is equipped with small appliances including a coffee maker, toaster, toaster oven, blender, and electric can opener.
Our condo is wired for FIOS phone, cable, and (wired and wireless) High-Speed Broadband Internet service provided by Frontier Communications. There is a flat-screen smart television in the living room and a flat-screen not-smart television in the master bedroom. Each television is equipped with Frontier Custom Essentials cable service. The router with an Ethernet cable is located in the den-guest bedroom for access from the desk. A tenant would provide their own Fire Stick device for WIFI streaming to the not smart TV.
The condo is equipped with central 14 SEER AC and heat.
It is very well supplied with dishes, silverware, pots, pans, bed linens, blankets, bath and beach towels, pillows, a vacuum cleaner, cleaning supplies, etc. The condo association’s 4th-floor laundry room provides washing machines and dryers for 4th-floor residents’ use. Supplies we provide include a laundry cart, detergent, and dryer sheets.
An assigned 1-car parking space directly in front of the building is assigned to our unit. The walkways from the parking lot to the lobby entrance are ramped for handicapped access.
As owners of a private residence, once a rental agreement is executed, our cancellation policy is strict. If a rental is canceled after a rental agreement is executed, we would immediately make every effort to rent our home to another party. If a replacement rental agreement is executed for the same term and rate, we would return to you the amount paid minus a re-booking fee of 10% of the total rental. If a replacement rental agreement is executed for a shorter term or lower rate, we would return to you the amount paid minus (the difference between the original total rent and the replacement total rent) minus a re-booking fee of 10% of the original total rent.
We ensure that our home is well maintained and properly prepared to our standards prior to each rental. We promptly address and take action to rectify any issue reported during a rental.
Unique Benefits
This is not a typical rental with standard mid-grade appliances, furnishing, equipment, supplies, etc. The condo is our residence. It has many quality upgrades with custom high-end products (windows, HVAC, plumbing fixtures, large and small appliances, furnishings, custom cabinets, granite or tile counters, tile or carpet flooring) that we chose and installed for our comfort, convenience, and safety. We believe that our tenants will also appreciate and enjoy our home's many features as we do.
Our condo is conveniently located to excellent golf courses, shopping, restaurants, services, airports, museums, cultural and sporting events, and beaches. The large community pool is heated with landscaped shaded lounge areas. The view from our lanai is soothingly picturesque. Living there is relaxing and invigorating.
It is very well suited for a couple or a single person.
Our den/office is furnished and equipped for work-from-home activity.
Area Information
Several condominium communities surrounding the central Palm Aire Country Club with its two championship golf courses are located within the Palm Aire area of Sarasota. Our condo is located within the Palm Aire at DeSoto Lakes, Golf Side residential condominium.
Our association allows tenants (in lieu of owners) to use the pool, clubhouse, gym, and shuffleboard.
Our association does not include any golf privileges. Our unit is adjacent to and overlooks the Palm Aire Country Club Champions Golf Course. A tenant would need to book tee time directly with one of the local golf clubs. Some offer to book a tee time for day play. Some offer temporary golf memberships.
The Palm Aire area is in close proximity to the University Town Center (UTC) and shopping facilities along University Pkwy, services, and a variety of nearby cultural and recreational areas.
Our location is unique as it provides a serene expansive view and also provides convenient access to shopping, restaurants, parks, medical centers, museums, opera, sports, recreation, as well as Gulf of Mexico beaches.
We are conveniently accessible to the University Avenue, Mall at University Town Center, Lakewood Ranch Medical Center, Conservatory Park, and Sarasota-Bradenton International Airport.

Payment Options:
We accept US funds payment by check, by deposit or transfer to our US bank, or by credit card via PayPal with its 3% fee.
Deposit (1/2 total rent with reservation). Balance (1/2 the total rent, taxes, fees, and refundable security deposit) 4 months before check-in.
Cancellation Policy: If a replacement rental is for the same term and rate, we return the amount paid less a 10% re-booking fee. If a replacement rental is for a shorter term or lower rate, we return the amount paid less (difference between original and replacement rent) less a 10% re-booking fee.

About the owner: We are New Englanders, originally from Boston MA. We lived in New Hampshire and now reside in Rhode Island. Our family has enjoyed staying at the condo for many years. We love relaxing on the lanai and enjoying the fantastic view. We enjoy the community clubhouse and large heated pool a few steps from our building. We found it to be a great place to decompress from our busy lives. Whatever we needed (services, shopping, restaurants, entertainment, parks, beaches, museums, sports) was always found locally. On each return visit, we enjoyed reconnecting with our neighbors. We appreciate that our community is mainly comprised of permanent and seasonal residents.
Many significant improvements to the condo were made over the years which made our home comfortable and safe.
For safety, we installed 14 SEER AC, impact-resistant Marvin windows, upgraded electric panel, outlets to GFI, and added a home surge protector at the panel.
For comfort, we remodeled the kitchen with Bosch appliances and custom wood cabinets, remodeled the bathrooms with Kohler fixtures, custom vanities floor & wall tile.
For safety, we installed a Kohler safe tread shower base, a Kohler safe tread tub, and grab bars.
For comfort, we installed FIOS phone, TV, and broadband wired and wireless Internet service. We installed plush nylon carpeting and porcelain floor tiles with marble and bronze accent insert tiles.
As furnished and remodeled, our home is a very comfortable apartment.
We do not list our home on any rental website that blocks communication between owners and inquirers prior to collecting a booking/service fee from the renter processing a booking through their site. We personally manage our rentals and communicate with tenants directly, not through a property manager or agent. We enjoyed direct communication with tenants and believe that direct communication is essential for each party.
We did not offer our Palm Aire condo (FloridaRentals id 12280) for rent until 2022. For several years prior to Hurricane Ian, we rented our home in Bonita Beach Florida (FloridaRentals property id 4888). For several years we have rented our home in Chatham MA (Weneedavacation property id 31022). There are many 5-star reviews posted for each property. With each home, our practice is to personally manage and communicate directly with tenants. Each property is our private home, equipped and cared for accordingly.
A tenant will not find any of our homes to be an investor-owned typical rental with mid-range standard equipment, appliances, furnishing, etc. As property owners, we personally equip and manage property maintenance to ensure quality.
Why this property? For our Palm Aire condo ( FloridaRentals id 12280): Our family was familiar with popular areas on Florida's East and West coasts. Sarasota was selected as a cultural center that provides access to quality medical care, recreational, and social activities. The family selected the Palm Aire community as an established residential area. Our condo was chosen for its unique penthouse view and its proximity to the community clubhouse and large heated pool, and for its convenience to University Parkway and to RT 75.

Golf Privileges?
Our building is adjacent to and overlooks the Palm Aire Country Club Champions Golf Course. Our association is not within the country club and does not have privileges for using the club's amenities. The club offers temporary memberships. There are other golf courses in the area that allow day play.
Elevator?
Our building has an elevator to all four (4) floors.
Bicycle Storage?
No exterior storage space is available for the storage of bicycles, etc. The association prohibits the placement of any items on walkways.
WIFI?
We have high-speed FIOS internet with Ethernet and WIFI connectivity.
Smart TV?
The TV in the living room is a Smart TV, LG - 27" Class LED Full HD Smart TV with webOS, Model:27LQ625S-PU.
The TV in the bedroom is not a smart TV. It is a flat-screen TV, EMERSON model LF320EM4F. To access NetFlix etc., tenant would use their own Fire Stick.

Relaxing established neighborhood
Condo was very comfortable for 2 people. If you don’t mind a queen size bed. Great view of golf course off back glassed in sitting area. Though this unit doesn't come with golf privileges. It is very accessible to shopping areas and golf courses. Fitness room, though miniscule , is adequate. Pool is close to unit. Quiet and mature area.

Beautiful condo, excellent area to stay in.
We recently stayed in a condo in the Palm Aire area of Sarasota, Florida. Jan and Feb 2024). We found the place very lovely and the landlord very accommodating to our needs. The condo was in wonderful shape and appearance with a lovely view outside of a golf course and a little stream flowing by.(We even enjoyed watching a small alligator outside in the stream and wonderful birds to enjoy viewing as they danced with each other). We highly recommend this spot for people who wish to enjoy a quiet place to stay. Thank youaire

The condo was beautiful and very comfortable view of the tree tops and Golf course was amazing pool was very relaxing and just across the street from condo Siesta beach was wonderful with cabana,s and beach chairs they had some one in truck selling soft drinks and water going around the beach the Circus Museum was great

a well equpped and comfortable condo
We enjoyed our stay in the Palm Aire Penthouse...It was very comfortable and well equipped and our owner responsive to any problems. The only issue we had was that the tv in the main living space was very small and watching a movie or tv impossible...were there a large screen tv the condo would be perfect...the second bedroom only sleeps one person but that was fine with us...the lanai was wonderful and had thermal shades....as I said, not having a real tv was a hardship for us as we are not bar hoppers at night and look to tv for entertainment... Altogether the condo was lovely but the lack of a useful tv a handicap.

I appreciate that a larger TV screen is critically important. My cabinet restricted the smart TV size to 27 in. I will consider moving it to accommodate a stand for a 32 in. smart TV. exactly as advertised
Quiet condo. View over golf course is nice. Friendly people at the pool. Because no one had lived there for a while we had a few initial minor glitches--keys missing or not working, automatic phone wakeup calls, ice maker not working--but every time the owner responded promptly and the matter was fixed. None of these should recur. Condo is well equipped with bedding, towels, cleaning supplies, dishes and cookware. Neighbours are friendly.
