Welcome to our superb 4 bed, 3 bath vacation villa. This villa is located on the secure and gated Aviana Resort, just a few minutes from Disney. A perfect place to unwind after a busy day visiting many of the local attractions.
The villa has been furnished to an extremely comfortable standard and will sleep 8. Fully airconditioned throughout and free Wi-Fi.
A beautiful private pool that overlooks a conservation area; what more could you want? There is plenty of space around the pool to laze around on the provided loungers. The pool can be heated for an additional cost (please enquire for details).
The villa benefits from two spacious sitting room areas. Both with comfortable seating and large TV’s. There is direct access to the pool deck area from one of the sitting areas.
There is a fully fitted kitchen, which is lovely to be able to make you and your family or friends a nourishing breakfast before you all head out on your exciting day of adventure. Alternatively, cook your evening meal or just fill the fridge with drinks and snacks.
There is a separate dining area just off the kitchen, ideal for breakfasts, with a more formal dining space for an evening meal.
Each of the 4 bedrooms have a TV; comprising:
Master Suite 1 - King bed with en-suite bathroom, large bath, and large shower.
Master Suite 2 - Queen bed with en-suite bathroom, combined bath & shower.
Twin Bedroom 1 - Two twin beds with shared bathroom, combined bath & shower.
Twin Bedroom 2 - Two twin beds with shared bathroom, combined bath & Shower
There is a separate games room that benefits from a Pool table and Table Football.
NO SMOKING and NO PETS allowed within the villa.
A refundable security deposit of $150 is payable prior to rental.
Aviana Resort is a 24-Hour Guard Gated Community that is packed full of family-friendly amenities including Community Centre, Games Room, Tennis Court, Clubhouse, Fitness Centre, Volleyball Court, and Business Centre and.... close to ALL of Orlando’s World Class Attractions, Restaurants, Golf and Shopping.
This Resort is conveniently situated on the west side of Disney, less than 15-minutes
away from the Walt Disney World resort, about 25-minutes from Universal
Orlando and about 15-minutes from SeaWorld Orlando.
Suitably located near the famous Champions Gate Resort with several golf courses
and various local restaurants (Chili’s, Millers Ale House, and Red Robin
Gourmet Burgers) all easily accessible for driving or Uber

About the owner: Johanna and Stephen are a husband and wife team that manage reservations for 40+ private villa owners in the Disney Orlando area, most of these villas are listed on Florida Rentals. We have been operating now for over 15 years. We have owned a villa in Kissimmee near Disney for 20 years and know the area very well.
We will respond to your enquiry and provide a detailed quote, there are no hidden extras. Once you are happy with the quote we will send you the booking form and provide a secure way for you to pay the $150 reservation deposit.
We have many repeat guests that book more than 12 months in advance.

We employ a local management company to take care of each villa and they are available 24/7 to deal with any questions/issues during your visit to the villa.

Peter H.Perfect villa close to attractions
Superb villa close to Disney, Universal and Seaworld an all the other Attractions Kissimmee has to offer. The villa is near the 192 and that is my favorite spot. A lot of attractions and nice stores are located there; for example old town, medieval times etc. The villa itself is very comfortable and was large enough for our party of 5. As a bonus there was a pool and football table in the garage from which we made use of every night. In short a perfect villa for a perfect vacation near Kissimmee and all of its attractions.
