While Sugar Dunes is off the beaten path, away from the hustle and bustle of 30A, it remains conveniently close to restaurants, shopping, Seaside, and The Hub. Its location between Seaside and Rosemary Beach offers even more shopping and restaurants opportunities.
This spacious 3 bedroom, 3 bath beachfront unit will make you feel right at home when you arrive. Each generously sized bedroom features a flat-screen TV. Two bedrooms have en-suite bathrooms, while the third bedroom shares a hallway bathroom. A laundry closet with a full-size washer and dryer is conveniently located outside the hallway bathroom.
As you enter the open kitchen, dining, and living areas, you'll be greeted by panoramic beach views through floor-to-ceiling windows and a sliding glass door that leads to the spacious balcony. You can enjoy the views from the balcony or take the stairs directly to the sand and your private beach, complete with 4 chairs and 2 umbrellas set up each morning for your sunbathing pleasure.
The kitchen boasts beautiful, updated recycled glass and seashell countertops, a glass and stone tile backsplash, and stainless-steel appliances. It is also well stocked with a coffee maker, blender, toaster, dishes, cookware, and more. The dining table offers seating for 8, with 3 additional seats at the kitchen counter.
You will love the open living area with a large flat-screen TV and comfortable new sofas and chairs.
Please note that the renter must be at least 25 years old and stay at the property for the entire rental period.
Sugar Dunes is a gated community allowing a maximum of 2 vehicles per condo in the garage or designated spaces. Any cars found exceeding this limit (unless unloading) will be towed at the renter's expense. All vehicles parked outside garages must be in designated spaces, and a parking pass must be displayed during your stay. Golf carts, boats, trailers, RVs, and jet skis are prohibited.
This second-floor unit includes a detached garage, which can accommodate 2 cars. The complex also has an elevator, which lets you off right next to your front door at the unit for your convenience.

Hannah G.If you want to walk a lot of stairs, (3 flights to get to beach and back!) sleep on a very very uncomfortable master bed- feel every spring! Don’t try to use the dryer- you will have to dry 3-4 times and end up laying your towels out to air dry and pack dirty clothes to go home - dishwasher is a waste of time too- doesn’t clean! Washer doesn’t get water out!! All 7 of us suffered from headaches cough and breathing issues and survived on Zyrtec and inhalers due to the very obvious mold problem. the smell of mold hits you at the front door and is coming out of vents- don’t go in garage or you will really smell it! Had to wash all dishes before using due to roaches- and put our paper plates in ziplocks after seeing several roaches. Won’t be staying again- I ended up in hospital at end of trip for three days. This place needs mold remediation and complete roach annihalation and a bed overhaul, new washer dryer and dishwasher at minimum. I’m sure they will take down this review but it’s the truth.

Mike M.Great location with direct quiet and private beachfront access. Manager was very proactive in communicating. Elevator made loading and unloading a breeze and parking was excellent and close to unit. Beach attendants were very interactive and helpful setting up and accommodating special requests. Private beach was very low key and not at all crowded which was fantastic for an older group wanting to just chill. Short drive to Seaside proper for evening food trucks or restaurants and drinks. Tyler E.We recently stayed at this beach condo and overall had a good experience. The view from the unit was absolutely stunning. The beach access is also excellent; just a short walk and you're on the sand, which made it super convenient for our daily beach time.The condo itself was clean, well-maintained, and had everything we needed for a comfortable stay. However, the bed was quite firm—harder than we’re used to—which made sleeping a bit less comfortable than we’d hoped.The only real downside to our stay was the atmosphere created by the HOA presence. We felt a bit overly monitored during our visit. For example, we parked an alternate vehicle in our assigned spot for just a few hours and it was somehow reported to the HOA. Combined with security cameras seemingly on every corner, it made us feel like we were being watched for slip-ups instead of being welcomed as guests. That level of scrutiny made it difficult to fully relax and enjoy the experience.If you're looking for a beautiful location and great beach access, this place delivers. Just be aware that the oversight from the HOA might make the experience feel a little less carefree than expected. On the flip side, the HOA rules do protect you on the beach as the area is exclusively for guests only. You cannot bring any extra chairs onto the beach during the daytime - must use the rental umbrella and chairs.

David C.We greatly enjoyed morning coffee on the balcony with the waves crashing in; the recent updates to condo, tasteful furnishings, the fact that the condo is extremely well maintained, the comfortable beds, like new furniture; convenient staircase from the condo down to the beach below, the elevator for easy unpacking and packing, use of the garage for our cargo carrier and coolers, and close proximity to Seaside and other 30A towns. Toni H.The home was beautiful and well cleaned. The beds are a little outdated, we all had trouble sleeping. This was our 3rd stay at Sugar Dunes. May be our last. We had some communication issues with the HOA presidents friend or someone who delivered the news the first night we were there. So the rule was 2 vehicles on site and we had 3. We got a call the with in hours of getting checked in that it was told we had 3 vehicles. We could fit two vehicles in the garage due to size but it was not accepted. We ended up getting a visit from the HOA Presidents friend or could have been the HOA President himself I’m not sure. The individual was rude and baligerent that we were going against the rules and There were several empty guest spots available but none were offered.

You only have to go down a few steps and your feet are in the sand which makes a beach vacation with a child or children extra convenient! I highly recommend this property.

AnonymousWe booked this condo less than a week before check-in when we decided to go on a last minute beach trip. This place did not disappoint. Location was perfect as you’re close to both Rosemary and Seaside. The beach felt very private, despite public beaches not too far away on both sides of the condo. Very nice to have a private beach during peak seasons. The best part was having a direct walk out to the beach. Condo was well stocked, very clean, super nice. Beds were comfy. I have no complaints. We will probably be back here at some point.
