"A Beach Break" is bright, clean, well-maintained, and well-equipped because we want it to feel like your own home; our many repeat guests appreciate it, and we know you will, too! Our designer-selected "sea glass" color scheme with sea life prints and accessories is comfortable and relaxing. Our guests love this 2+ bedroom unit and have returned many times because they know it is well-kept and they are going to have everything they need for a stress-free vacation.
"A Beach Break" - if you enjoy the amenities of vacationing in a gated community on our top-rated beach, but would also like more space and privacy than most townhomes on the Cape offer, then "A Beach Break" may just be what you're looking for.
We are less than 70 yards from the dune walk-over to one the nicest beaches in the USA -- the nearby St. Joseph Peninsula State Park was rated America's Best Beach in 2002 by Dr. Stephen P. Leatherman, otherwise known as Dr. Beach. "A Beach Break" has a nice Gulf view from our 3rd floor screened porch.
With 1560+ sq feet of interior space, we sleep 8 with room to spare, have 360 sq. feet of screened porch and balcony space, lots of closet space and we are an end unit for added privacy. Bed and bath linens are provided. Master BR #1 has its own balcony and the screened porch off the living room has sliding panels for an unobstructed Gulf view.
After years of vacationing as both renters and owners, we know how important a properly maintained, nicely furnished and well-stocked vacation home is to your overall enjoyment. A Beach Break was a fantastic place. We had plenty of room with 8 people and 1 dog. The access to the beach was less than a minute walk and the unit had plenty of beach gear that we were able to use. I had brought our own chairs and beach equipment and never even used them! The kitchen was perfect with plenty of dishes, pots and pans, and even spices (i brought my own; but the unit has a pretty good supply). We enjoyed relaxing at the beach during the day, taking evening walks with the beautiful sunset, shelling, seeing crabs, chasing the ghost crabs and we even had a beach fire on our last night! I would definitely recommend your place and look forward to coming again next year!!

"A Beach Break" is in the gated SeaCliffs townhome community near the St. Joseph's Peninsula State Park on Cape San Blas. The Park was rated America's Best Beach in 2002 by Dr. Stephen P. Leatherman, otherwise known as Dr. Beach. The Cape has also been rated the #1 Dog-Friendly Beach in the United States for 2013 by PetVR.
Fishermen have the best of both worlds: surf and deep-sea fishing in the Gulf, and fishing and scalloping in the calmer Bay. Wading in the waters of the Bay searching for scallops and hermit crabs is a great family-oriented activity. Bird-watching along the scenic Bay is always a thrill with egrets and herons plentiful.
Horseback riding on the beach, chartering a pontoon boat to explore the Bay, riding bicycles, sea kayaking on the Gulf or Bay, and playing a championship 18-hole golf course on the mainland provide even more options for fun and relaxation.

My family of 4 (Easton 6, and Ellie 3) had a great 2 week stay at A Beach Break. The unit comes with everything you need for an extended stay. During our 2 week stay we made every meal in the well stocked kitchen, only eating out 1 time, and sat as a family on the screened porch to eat every meal. The screened porch is a great asset!
The beds are extremely comfortable, the view is great, the location is perfect. We have stayed in other areas on the Cape in the past and knew immediately A Beach Break is where we will now always come back to.
This was our second time staying at the condo, and it was even better than I remembered. Great location, nicely updated, & both owner and rental management company were great to deal with. Will definitely return!

Have stayed here 5 times. Perfect location overlooking pool and gulf. Two plus BD so good for small family or 2 couples. Attractive and all needs are met. You can't go wrong and attentive owner is a plus.
Our experience booking and staying at A Beach Break was wonderful! The owner, Dave, was very helpful and pleasant, answering all our questions about the unit and giving us information about the area. The townhouse was extremely well stocked and everything worked perfectly. The furniture was comfortable and clean. The pool was well-maintained with lots of chaises and umbrellas so we had plenty of shade from the midday sun. The boardwalk to the beach was very convenient - just a 3 minute walk from the unit to the ocean. At Dave's recommendation we did our grocery shopping at the Piggly Wiggly in Port St. Joe but they don't carry any alcoholic beverages (not even beer) so we found a package store just 2 blocks down, but I'm pretty sure I saw another package store on the main road onto Cape San Blas. We went out for dinner only one night to Indian Pass Raw Bar and thoroughly enjoyed ourselves. It was a very relaxing vacation.
This home is stocked with everything that you will need for a fabulous vacation. All kinds of beach toys, chairs, umbrellas, floats, etc. have been shared by the owner. The complex is well appointed and cared for. The views are lovely. The sands and shells and water are incomparable to any other beach in the world.
Having stayed at this property previously, I knew what to expect. However, the redecoration made for a pleasant beach side stay. Decorator inspired room colors complemented the new living room sofas, chair and ottoman. One sofa, a queen sleeper. New comforters and pillow shams on all of the beds. Sufficient bedding and towels.Extra blankets available( and we needed them in December). The kitchen was adequately furnished with enough cookware, china, cutlery to satisfy Rachel Ray. Great laundry equipment! We wanted to steal them and replace ours at home. We even investigate Speed Queen dealers in our area. Another real plus is the south-facing screened deck off the living room. You can see BOTH sunrises and sunsets. The colors are fantastic. Make sure you bring your camera. Oh, just as an aside, we have noticed a marked improvement in the public water quality. It no longer tastes strange.. We have been staying at different locations on Cape San Blas for eleven years and we have experienced a lot of different "beach furniture." All of the chairs and toys for the beach are in great condition. The deck furniture is also in great condition. You don't have to be afraid to sit on any of the chairs Having stayed for a month we got really familiar with this property. It doesn't have those rental quirks and has all the provisions of home. Finally, the owner, Dave Cornish, is very responsive, communicative and helpful. Enjoy your stay, it is well worth it(if we haven't booked the date already).
We had a very relaxing week at A Beach Break. The owner was very helpful with our planning prior to the trip and called early in the week to see if everything was as we were expecting. The unit was clean, well-maintained, and well stocked with kitchen equipment and beach equipment. The Piggly Wiggly in Port St. Joe is very nice. There are also several places to buy good shrimp, etc. that they prepare to go. We only ate dinner out one time. That was at The Grill in Apalachicola. It was very good, especially the gumbo. We would recommend Seacliff Condos and A Beach Break unit to our friends. Actually, we vacationed in one of the other units in 2006.
Of the many vacation rentals we have stayed in this is the first that didn't provide a small container of dish soap, dishwasher detergent nor a roll of paper towels. These little things go a long way for guests. Otherwise the screened Sinai was magnificent and it was a clean place.
