Surrounded by the Grayton Beach State Park, the Gulf Trace neighborhood provides an oasis in the 30A community. Thirty years after first renting in the quiet of this isolated retreat, we returned to build our dream home 250 steps from the beach. Many years of experience owning beach front condos enabled us to create a custom home with the feeling of being in a tree house and looking out to the dune lake, old Grayton and Gulf. With a reverse floor plan, the third floor features a living room, large kitchen with sitting area and 9’ island, and dining room maximizing views and privacy. Deep porches that wrap around to the east and south enhance the living space as they overlook the pool, sunrises and sunsets. Every feature of the home was personally selected for its quality including distressed walnut floors and beams, ship lap ceiling, marble counters and original art. With ample seating on twin couches and large swivel chairs, the living room encourages you to put your bare feet up. A custom metal and glass mosaic focal point of the room is as intriguing as the beach itself. The roomy kitchen provides space for many cooks to prep or relax and watch tv with four comfortable bar stools and a sitting area for two. The dining room with custom made 66” dining table seats six and has windows on three sides and French doors out to the porch where an outdoor dining area protects from the late day sun. The large custom art in the dining room represents the Beach Box Houses of Melbourne, Australia.
The second floor will sleep 8 comfortably in three special bedrooms and a queen bunk alcove. The south, King Master Bedroom, is once again wrapped with deep porches on the south and east. A restful and beautiful room, it has a modern seating which allows for a great place to read or make a call. Custom art in the room brings back memories for the family. A large dresser and walk in closet provide plenty of storage. An ensuite master bath with shellstone floors, separate tub and shower with marble accents provides a private getaway. Layers of bedding adorn on the “slept all night” comfy foam mattresses.
The second king Master on the east also has French doors that open to the restful porch where you can take in a beautiful sunrise and enjoy the porch swing. Custom shell and glass lamps on vintage nightstands flank the distressed pine headboard. A barn door hides the closet. With a custom sliding glass door on the large double shower, the bathroom is romantic with shellstone floors, delicate glass pendants and Lumen marble double sink custom vanity.
The Queen bedroom on the north has the feeling of being on a sailboat with built-in chest and closet. It opens to the dressing area of the third bathroom, then to the wet area with a combination tub/shower. The custom shower curtain of recycled sails is appliqued with your new favorite beach address, 14 GSD. The custom Queen Bunk alcove is inlaid with distressed walnut and under bed storage for continuation of the “sailboat” feeling. The separate laundry room with full size washer and dryer next to the bunks provides a second vanity/dressing area.
All this is accessed on the first floor by an elevator wrapped with stairs. From the entry, the sand room leads to a large half bath and full size refrigerator on the way to the beautiful 12’ X 24’ pool and roomy pool deck area. A pool alarm indicates exterior door to pool area has been opened. Outdoor speakers can play music from your phone. Spacious covered porch allows for a place out of the sun. The pool deck area is surrounded by native scrub oaks with their twisted trunks providing filtered sun and shade as it moves during the day. A dining set, sun deck chairs and chaise lounges will give everyone their favorite spot. A grill on the covered porch will provide many memorable meals. A fully enclosed outdoor shower features warm water to wash away the day’s sand before going in the pool or home.
It has taken us almost two years to design and build “Sweet Tea”. Utmost care is expected from guests.
IMPORTANT NOTE:
Portable cribs in the bedrooms or closets or laundry room and baby gates cannot be accommodated. Due to 3 level of open stairs, children under 4 years of age are NOT allowed. Minimum 1 adult/2 children.
Per Gulf Trace Homeowner's Association rules, only owners are allowed to have golf carts in the neighborhoods, therefore, rental golf carts are not allowed.
We reserve the right to deny rental to anyone for any reason.

Our home is located 250 yards walk to the beach walkover . It is 3 stories tall and has Gulf views, breezes, and amazing sunset and sunrise views. It has 3 huge porches that make the house live much larger than it appears.
Our home was custom built in 2016 and has been well maintained. It is not just a rental but our home.

About the host: We have been beach owners since 2004 and built this home in 2016. We enjoy sharing it with guests that treat it as if it their own.
Why this property? Gulf Trace is a special place along 30A. We stayed in the neighborhood in 1985 and came back 30 years later to build our own home here. The homes are on large lots with native plants and wildlife and we also enjoy the proximity to Alligator Lake and the views across the protected dunes of the State Park.
Frequently Asked Questions
Is the house friendly for very small children and infants ?
Sorry - no. It has 3 floors of open stairs and no safe room for baby and toddler sleeping.
Is the pool heated ?
No but it is really nice about 9 months of the year and has sun and shade during the day
Do your provide bikes ?
No - but we recommend Big Daddys Bikes as they do an excellent job at a fair price and can make any needed repairs during your stay
Do you have beach toys ?
Most likely - yes. There is usually a large selection of boogie boards, games, balls, floats, etc that are on the 1st floor porch shared by guests.
Do you have kitchen and laundry essentials ?
Yes. We provide detergent, paper supplies, some spices, etc. We just ask that your replace anything you use to leave it the way you found it when you arrived
How far is it to the beach ?
It is 250 steps to the beach walkover that goes over the dunes to the beach. Takes about 5 minutes to walk
What about parking ?
Per neighborhood rules - all cars must be parked in the driveway. NO street parking. There is room for 4 cars in the driveway
Do you have a grill ?
Yes we have a Weber gas grill and it should hopefully have plenty of propane. Please clean it after you use it and cover it back up after it cools
