About the Property
AVAILABLE August 10, 2019 til end of year. Our little 'casa' is located just a short walk to the beach and sits across from a public park. This unique, 24-unit, two-story condominium has a Spanish flair with beautiful landscaping and enclosed pool area. Daily 'happy hour' around the pool is a nice chance to meet other condominium residents.
The 2nd floor studio has an open floor plan and large side window that makes it feel more spacious than its square footage. A bathroom renovation includes a large step in shower. The studio unit has lots of space by using a full-size Murphy bed as well as a full-size futon.
The condominium has a general use coin laundry facility on site as well as a gas grill that is available for all residents just next to the pool area. The public park across the street features basketball courts for open use. The public library is just a short walk away as well as a community center with tennis and racquetball courts. The quiet streets of Cape Canaveral are great for biking and taking strolls to the area amenities.
The Merritt Island wildlife refuge which surrounds the Kennedy Space Center is home to various endangered and threatened wildlife species and can be toured year round. Rocket launches can be viewed from all along the beach. Disney, Universal Studios, and all the Orlando attractions are just a short, 55-minute drive away.

This 2nd story, corner condo has lots of light, but also lots of privacy (not common on condos with front windows along a walkway). The second thing I loved about this condo is the courtyard privacy. The complex is surrounded by a large gated wall - giving privacy to the courtyard and the pool and bar-b-que areas.
It is "cozy" but with the Murphy bed up - has an open floor plan and feels much larger than its square footage.
The location is great, with a public park across the street and direct access to the beach (no large condo blocking the access). Just a 5 minute walk and your feet are in the sand.
Why Kids Love It
Not ideal for small children.
Brevard County has LOTS of waterways - come and explore the Banana River from a Kayak or Stand-Up Paddleboard to see dolphins, manatees and more! If visiting in the summer - take a Bioluminescence tour at NIGHT - the water glows as you venture out on a "new moon" night. Learn to Windsurf or Sail at the world renowned Kelly Park - just across the river from your Condo.
Our 'Casa' is located just a brief walk to the beach in a quieter area of Cape Canaveral. The beach is less populated than in Cocoa Beach and the pool area of this unit is private, unlike many in the area. Most units are owner occupied and they return every fall. It is a friendly place with daily gatherings by the pool.
Local library, restaurants and small stores are all walking distance. Great place to relax! A straight shot to the attractions in Orlando - all about 50-70 minute drive. Come home to the beach after a day at the theme parks.

Roberto's Little Havana - Cuban food - make sure you get the black beans and yellow rice as the side dishes. One of our favorite dishes is the pan fried Snapper (just be ready to pick out the bones as it comes with head on) -- 5.2 miles to the South - on A1A
Pacific Rim - great for Sushi - also has Thai food - it's across the river in Merritt Island, but WELL worth the drive. Dine in or carry out.
Some of the BEST that Brevard has to offer is from the WATER! See Manatees, Dolphins, Explore little islands and more! Come and Enjoy the beautiful waterways and go home with a new skill!
Calema Windsurfing & Watersports offers Windsurfing, Sailing, Kayaking and Stand-Up Paddling on the Banana River in Merritt Island. 3 month rentals or more - 1 month due with return of the lease / 2nd month and security deposit due upon occupancy / Each subsequent month due on the 1st of the month following initial occupancy.

About the owner: Tinho and Susie - owners - have lived on the Spacecoast since 1984. We love the area and moved here to open our Watersports business - Calema Windsurfing & Watersports in Merritt Island - offering Windsurfing, Sailing, Kayaking, Canoeing and Stand-up Paddling for all ages.
We love to share our love for Florida and our love for the water with all who come to this area and look forward to meeting all the guests that stay at our little 'Casa' in Cape Canaveral.
Why this property? We purchased this condo in 2002 and did a complete remodel - down to the cinder blocks. We chose it because it is a 2nd story, corner unit, so it has more privacy and is more secure than the other units as the only window is on the outside wall with no direct walking access.
The condo is one of 24 total units - where many of the occupants are owners. The pool area and landscaping are well kept and with the entire complex inside a tall wall with gates, it is more private than most other complexes in this area. There is laundry on site and also a gas grill area by the pool available for all residents use.

Is your property safe?
I chose this property because it is on the 2nd level. The only windows are on the outside wall without any walkways. As a woman, I wanted a property that I felt safe in without my husband there. The condo has gates at the front and sides and a tall wall that gives privacy to the pool area. I have never felt unsafe at this condo.
Can I sit on the outside porch area?
The 'breezeway' area outside the front door is considered 'general use'. So, YES - you can sit out there, however, you can not hang towels on any of the condo railings or leave personal items out in that area.
What is your minimum rental period?
30 days / 1 month - per HOA rules.
Are there any other 'Fees' or 'Taxes'?
The only fees are a Security Deposit - which is fully refundable as long as you leave the condo clean and without damage.
Per FL Law - on any rentals of less than 6 months + 1 day - there is both Tourism (5%) and Sales tax (7%) that is charged in addition to the rental rate. This goes to the State, not me, as an owner.
Do you allow any pets?
The HOA does not allow any pets.
Wonderful place to escape. Everything is well kept and clean. Neighbors are friendly and quiet. The owners are incredible. They check in to make sure you are satisfied, and always answer your call if you need anything.
