Newly updated, new appliances, new flooring, cabinets and countertops. This condo is a beautifully decorated 1 Bedroom 2 full bath larger end unit in beautiful Edgewater Beach resort. The Villa has a front porch overlooking the pool and a garden view from the back patio. Accommodations include a king size bed in the master bedroom and a queen sleeper sofa in the living room. Bedroom and living room both have TV cable including HBO free Wi-Fi and broadband Internet available. For your convenience enjoy the fully equipped kitchen which includes coffee maker, blender, can opener, microwave oven, dishwasher, stack washer and dryer, iron and ironing board. Also included is a hairdryer and starter set of toiletries. All the comforts of home!
Our resort is one of the finest full-service resorts in Panama City Beach on the beautiful white sandy beaches of the Emerald Coast! Exclusive amenities include 11,800 square-foot lagoon pool with waterfalls in tropical landscaping, nine heated pools one of which is located adjacent to my condo, 4 hot tubs. Paradise pizza and Oceans full-service restaurant and bar, Edgies market/Starbucks coffee shop/ice cream shop, fitness center, pro shop, executive nine hole golf course, basketball, shuffleboard courts and 11 lighted tennis courts.
My villa is NO SMOKING AND NO PETS ALLOWED NO EXCEPTIONS! The resort rules require that renters MUST be at least 25 years old or face eviction, with no refund.
Rates do not include 13% tax, cleaning fee, damage deposit and parking fee. We require a 50% deposit rental fee to confirm a reservation and the balance due 30 days before your scheduled arrival date. Check in time is 3 PM check-out time is 10 AM.

More than 1 month out $100.00 cancellation fee
3 weeks from arrival $100.00 cancellation fee plus 25% of the total rental
2 weeks from arrival $100.00 cancellation fee plus 50% of the total rental
7days from arrival $100.00 cancellation fee plus 75% of the total rental
6 days and under from arrival 100% cancellation fee

We booked last minute, John was fantastic to work with - very responsive. The condo was amazing - everything looked brand new and very clean. Despite what was happening around the city that weekend (spring break), we felt very safe. The amenities were fantastic. The staff was very friendly. We met several of the condo owners at the pool side bar. The beach was beautiful. My son learned to skim board, since the rip tides were so great and could not get in the water. I would highly recommend this resort and this condo.

Our little family of four really enjoyed staying at this condo - the resort amenities were wonderful and the walk to the beach was about ten minutes (half a mile) or there were also trams readily available to drive you to or from the beach. The condo was very clean and organized - kitchen was stocked with pretty much whatever we needed. The pool right by the condo was heated, so we enjoyed swimming there a few evenings before dinner. There were also basketball, tennis, and pickle ball courts. The king bed was comfortable and relaxing - nice private balcony where we enjoyed eating some of our meals. John was always very responsive and helpful - would definitely stay here again.

We just returned from a week at The Edgewater Panama City Beach. Unit 2206. We have never stayed in a nicer or cleaner condo. The king size bed was so comfortable..all appliances are brand new..countertops throught are new and beautiful. The flooring is wood plank laminate...looks like concrete. Kitchen was more stocked than most homes. .4 Tommy Bahama beach chairs. Beach toys. Decor is tastefully done. Owner was great to work with. Not one complaint.
