GUEST NOTE: Although the home is fully recovered from hurricane Ian we advise our guests that the boat dock listed & shown in some photographs is not available for guest use at this time.
Reached by a short staircase or private elevator, the first floor leads directly to the main family room, 4 stylish bedrooms (K/Q/T/T), 2 bathrooms and utility room and family kitchen. Stairs or private elevator continue on up to the second floor full Private Master Suite.
The main family room offers a spacious living area with wide-screen TV and DVD. Sliding doors open from the living area to the wrap-around balcony offering unsurpassed views of the bay.
The open-plan kitchen has absolutely everything that could be required for a relaxing family vacation, microwave, glass-top stove & oven, automatic dishwasher, refrigerator, freezer – next to the guest bathroom is the utility room which includes front-loading family washer and dryer.

Features queen size bed, overhead ceiling fans, tile floor, double closet with separate set of draws – direct access to the wrap-around balcony with pool deck below and extensive water views across Matlacha pass.
First floor Guest Bedroom #3:
Features twin beds, overhead ceiling fans, tile floor, double closet with separate set of draws, direct access to the front balcony with views of the tropical canal.
Bathroom #1 First floor:
Features over bath shower, toilet and single vanity.
Bathroom #2 First floor:
With direct access to outside balcony and stairs down to pool deck - featuring fully tiled step-in shower, toilet and single vanity.

The home is within walking distance of all that the art community of Matlacha village has to offer - boutique shopping, seafood restaurants, live music and quirky art galleries.
If your interest is fishing then Matlacha Pass, Pine Island Sound, and the other surrounding waterways are known to offer some of Florida’s richest fishing grounds. You can hire guided trips for inshore fishing, rent a kayak, or take the water taxi from nearby Pineland marina across to the beautiful off-shore islands of Cabage Key and North Captiva Island.
Championship golf courses abound, designer outlet malls and glamorous shopping at Gulf Coast Town Center and Coconut Point are a short drive away.
The Islands of Sanibel & Captiva, famous for their pristine beaches and tropical island atmosphere, are a short drive across the causeway. Historic Fort Myers and the casual lifestyle of Fort Myers Beach lie just across the spectacular Caloosahatchee River. Guest Notes:
Guests should be aware that in keeping with numerous waterside properties in the area and to enhance their natural views, the deck area and swimming pool is NOT surrounded by a pool cage structure. For child safety, access to the pool area is via a lockable door.
Guests with boat trailers………..
Waters around Matlacha sound can be very shallow in parts and may not be suitable for all types of boats – you are cautioned to research the Internet for further advise.
The boat dock at the property is available for guest use but the boat lift is private and does not rent with the home. Boats cannot be stored on the driveway or launched from the premises – public boat ramp access is located half mile away.

YOU SHOULD KNOW:
FOR YOUR ADDED SECURITY - this home is REGISTERED and LICENSED by the State of Florida for short-term vacation rental.
Check-in at the local office is from 4.00pm | Check-out by 11.00am
During peak seasons, weekly rental may be restricted to Saturday - Saturday check-in/check-out.
All bed linens/towels etc are provided.
Check-in/Wi-Fi Internet is available free of charge.
No parties, events, ceremonies or gatherings involving additional persons are permitted on the premises. All overnight guests must be included in the guest count (this includes children). Please respect our neighbors - no loud music in the outside pool area.
Smoking is not allowed anywhere in the house.
Any unlawful activity or excessive disturbances are grounds for eviction.
We kindly ask guests to observe quiet hours after 10.00pm when in the outside deck/pool area.
Electric Pool Heating Available
Rental supplement for Christmas/New Year weeks/Easter & US holidays $18/night | $126/week (minimum nights rental may apply)

Guests who cancel within 48 hours of the original booking will get back 100% of the amount paid less an administration fee of $50
Guests who cancel up to 46 days before arrival date will get back 100% of the rental amount paid less an administration fee of $100
Remaining balance payments are due in full 45 days before arrival date
Guests who cancel on or between 45 and 31 days before arrival date will get back 50% of the rental amount paid.
Guests who cancel 30 days or fewer before arrival date (or are no-show) will forfeit 100% of the rental amount paid
