The Home: Beautiful furnished Oriole Designer Home located in the Village of St Johns. The home has 3 bedrooms, 3 bathrooms, 2 cars and 1 golf cart garage. It has an open floor plan, high ceilings with upgraded ceiling fans throughout, lots of natural light with two added dimmable solar tubes, and an expanded furnished screened-in lanai with PRIVATE backyard. The home features upgraded stainless steel appliances, a large kitchen sink with garbage disposal and convection range in the kitchen, butler’s pantry, and a washer/dryer in the indoor laundry room. There is LVP flooring and custom plantation shutters throughout. The Primary Bedroom has an ensuite bath with a Roman shower and upgraded walk-in closet. There are 2 guest bedrooms and 2 additional full bathrooms. Two ceiling fans on the lanai will keep you cool and allow you to comfortably sit outside to enjoy drinks or your meal. Outdoor furniture includes table seating for 4 as well as conversation area seating with coffee and end tables. The kitchen is stocked with everything you will need to cook and enjoy a great meal during your stay. Bedroom linens and bath towels are supplied for your use. A gas BBQ grill is on the back patio.

Guest Access & Passes: Temporary Resident IDs are available for 2 renters per household at a charge of $50. This is paid to The Villages ID office. The Resident ID allows for the use and enjoyment of the amenities at The Villages, including executive golf courses, reduced fee at championship golf courses, swimming recreation centers and more. After you get your Resident Guest ID you can obtain Guest Passes for other persons on the lease as well as temporary visitors at Recreation Centers such as Ezell Rec Center.
Guests will have the privacy of full use of the home. The front door has a keypad for entry, and a garage opener is provided. During high season, renters with guest passes may have some difficulty booking tee-times or other popular activities.
Neighborhood Overview: St Johns is a private smaller central location in The Villages and features the Lake Okahumpka Recreation Center and the NEW "Harry and the Natives" restaurant. There are only two entrances and through traffic is minimal.
Area Overview: The Village of St Johns is easily accessible from the Florida Turnpike and is located approximately 49 miles from the Orlando International Airport and 65 miles from the Tampa International Airport. Grocery shopping is a golf cart ride away at Magnolia Plaza. Fun day trips include Disney properties, Mt. Dora's waterfront and quaint shops, Ocala and the beautiful horse farms and especially the World Equestrian Center and the Gulf Coast Beaches and waterways including Crystal River and Homosassa.
Getting Around: GOLF CART INCLUDED. All Villages amenities are accessible by golf cart. There is a Villages GPS App available for download that is highly recommended. Directions are available for travel on foot, golf cart or car.

Policies & Payment
Cancellation Policy:
1. Booking deposit of 50% of the total rent is due within 7 days of booking with a signed rental agreement. EVOLUTION GOLF CART INCLUDED with signed liability waiver.
2. Security deposit of $1000 plus remaining rent (plus 7% tax) is due 60 days prior to arrival.
3. Cancellations more than 60 days prior to arrival: 50% of booking deposit of will be refunded IF the owner is able to re-rent property at the same rate or better. A $500 cancellation fee will apply.
4. Cancellations less than 60 days prior NO refund unless owner can rent the same period at same rate. A $500 cancellation fee will apply.
5. Please obtain travel insurance to minimize the risk of losing your deposit or rental fee due to unexpected medical or other emergencies, changes in plans, etc. made more than 91 days prior to arrival, will incur a $500 processing fee.
6. Renters agree to sign a lease agreement which will be provided at the time of booking. A signed lease AND 50% of the rental amount due are required to hold a reservation. Full payment of rent, 7% sales tax and security deposit are due 60 days prior to check-in or at time of booking if booking is less than 60 days. GOLF CART is available with a signed liability waiver.
7. Cleaning fee of $250 will be deducted from the security deposit. Security deposit returned within 14 days, minus damage charges (if applicable) and return of keys, fobs, gate cards and garage door remotes.
8. The Villages is an active Senior Community for residents 55+ but all ages over 35 are welcome to rent. Younger visitors are allowed for limited time periods.
9. Absolutely NO SUBLETTING?
10. NO SMOKING or VAPING in the home, on the lanai, or anywhere on the premises.
11. NO PETS in the home, lanai, or garage, or anywhere on the premises. Unless negotiated in advance at an additional fee.
12. Be respectful of your neighbors: NO loud music, NO parties.
13. A maximum occupancy is 6. (guests 3-6 must be cleared via landlord)

1. Preferred Payments accepted by Zelle, Venmo (send to friend, not business), cashier’s check or wired funds. Personal checks and credit cards ARE NOT accepted.
2. Booking deposit of 50% of total rent is due within 7 days of booking with a signed rental agreement.
3. Security deposit of $1000 plus remaining rent (plus 7% tax) is due 60 days prior to arrival.
4. If less than 60 days in advance, 100% of rental fee, security deposit and 7% tax due at booking time.
