This beautiful Mediterranean style 5 bed 3.5 bath villa is in a fantastic location in Kissimmee.
Located just off the US 192, the villa has one of the shortest journey times of 10 minutes to the main gate of Walt Disney World and is within a couple of minutes of eateries such as Olive Garden, Bahama Breeze, Miller's Ale House, Sizzler, Longhorn Steakhouse, Bonefish Grill and stores like Publix, Super Target and Walgreens. It is also just 5 minutes from a 24 hour Wal-Mart store.
Although very close to amenities, the villa is set in a tranquil, small, modern development of executive homes in the Italian themed 'Tuscany' in Calabria characterised by the tile roofs, mosaic pool deck, ornate large windows giving lots of natural light and adding to overall architecture.
The Villa
The house has excellent open living areas spacious enough for large groups, comfortable and quiet sleeping space and a 30ft extended pool and deck with maximum privacy. Continuing the Italian theme, there is modern comfortable furniture throughout.
Downstairs
The whole of the ground floor is open plan compromising of two separate large living and eating areas, with a modern fully equipped kitchen complete with an island centrally located between the two. There is also a downstairs cloakroom with toilet, and furnished games room and a laundry room.
The games room has a full sized table tennis table, pool table, foosball table and air hockey table. The main lounge has a 65" curved screen HD TV & sound bar with cable and blu ray DVD player and complimentary DVD library with plenty of seating and the informal lounge has a 46" flatscreen TV with Xbox and games. The laundry room has a full size washing machine and separate tumble dryer.
There is a wonderful private screened pool area with sun loungers for relaxing and an outdoor table and chairs for alfresco eating. The rear has a conservation view and no rear neighbours.
Upstairs
With a roomy upstairs landing, the first area leads off to a large secluded first master suite. This superb room has a King size bed, 46" flat screen TV, walk-in closet (with safe) and storage space, large en-suite bathroom with separate shower and Roman bath, his and hers basins and toilet.
The second master bedroom has a Queen size bed, 46" flatscreen TV and walk-in closet. The second en-suite has a combined bath and shower, basin and toilet.
Along the hallway, bedroom three has a double bed and built-in closet. The remaining bedrooms four and five have comfortable twin beds and built-in closets in each room. Centrally located between these two rooms is a further bathroom with a combined bath and shower, basin and toilet.
The house is fully air-conditioned with cable TV and unlimited wireless internet is available throughout so take your laptop, tablet or smart phone.
To comply with Florida State License and our guests’ peace of mind, the house has the following safety features including smoke detectors, fire extinguishers, emergency lighting and safety alarms on all doors and windows leading to the pool deck.

Booking Notes:
We use the latest communications and booking software to make your booking process stress free. It's very easy to book one of our villas, everything can be done online and we require a 25% booking deposit, the final balance is not due until 10 weeks prior to your arrival date.
Notes on prices:
Pool heating is optional dependent on the time of year and recommended during the months October to May. If required it is £15 per day. There is an accidental damage waiver of £49 included which covers accidental damage of up to $750. It does not cover malicious damage or excess cleaning or excess garbage removal. Any bookings less than 7 nights will incur an end of let clean fee of £130. BBQ's/Grill's can be hired in, please ask if required.

About the owner: Welcome to Sungrove Villas. We are a family business based in the UK and are very passionate about providing exceptional quality rental villas in Orlando, Florida. We started trading in 2000 after the purchase of a villa close to Disney and our love for Orlando was born. Since then we have helped thousands of guests to enjoy some of the best homes in the area, and we have built up a very loyal base of guests.
We strive to offer villas that have that ‘wow’ factor and that provide the perfect base for your stay. The villas range from four beds to nine beds and are all within close proximity of Disney. They are modern, furnished to a very high specification and all have private pools. Some of the villas are within walking distance of each other, so we can accommodate large groups, especially great for wedding parties.

Frequently Asked Questions
Where are the homes located?
All the villas are approx. 10-30 minutes’ drive to the main gates of Disney in either Kissimmee or Davenport (traffic dependant). Please ask for exact locations, so you can check it out on a map.
What are your payment terms?
We take a 25% non-refundable deposit to reserve your dates. Your final balance is not due until 10 weeks prior to arrival.
Do you use a local management company during our stay?
Yes, although we are based in the U.K., we use local and trusted management companies who we have worked with for many years. They are on hand during your stay, and we are always only a phone call / email away.
How do I book?
You can book with us directly on our website. Please send us an enquiry first so we can check availability of your dates. You will then be provided with a reference number and need to complete a booking form. Payment is taken securely on our website by either debit or credit card.
Can you accommodate large groups?
Yes, we let multiple villas, and many are located on the same resort and some even on the same road. So please ask and we will try and accommodate your requirements.
What is check in and check out time?
Check in time is 4.00pm and check out time is 10.00am.
However, if you require an earlier or later checkout, we will explore if this is possible. We cannot guarantee this and will depend if there are guests in before or after your stay. There may also be a charge.
Are the homes self-catering?
Yes, all the homes are self-catering. You will usually be provided with a toilet roll in each bathroom, bin bag and dishwasher tablet. But after that it is your responsibly to provide what you need. Wal-Mart is open 24/ hours.
Do I need pool / spa heating?
Pool and/or spa heating is recommended during the months of October to May when it is a little cooler. However some guests choose to take this all year round. Please specify if you would like this adding to your stay.
How do we get access to the house?
The days of collecting keys after a long journey are gone. All homes are different, but access will be either by an electronic door lock within the door itself, or via a secure lock box attached to the wall near the front door, which contains the front door key. With both you will be allocated a code to access for your stay.
Will there be a BBQ grill?
Some homes have a complimentary BBQ but ask guests to replenish the propane gas used if it runs out. Some homes provide the BBQ and propane. Due to miss-use and leaving in a bad state causing hygiene issues many homes now hire them in which includes delivery and collection, propane and cleaning. Please ask for confirmation if you would like a BBQ to be part of your vacation
Do you offer car hire and park tickets?
No, we only offer villas. However, we can put you in a touch with a reliable agent for car hire and recommend companies that we have used personally for park tickets.
What is provided at the villas?
Each villa has complimentary bed linen, towels, washer and dryer, hair dryers, iron and ironing board and Wi-fi.
