This ground floor villa is located in Edgewater Beach Resort and offers 2 Bedrooms, 2 Baths, sleeps 8. Master bedroom offers a King bed, private attached bath with garden soaking tub/shower and walk in closet & 50 in ROKU wall mounted tv. Bedroom 2 offers 2 Queen beds, 43 in ROKU wall mounted tv and attached bath with shower/tub combo. Spacious living room with 55 in ROKU tv and view of one of the lakes on property w/ water feature. The villa pool is steps away from the back patio and located directly across from the tennis courts on the VILLA side of Edgewater Beach Resort. Less than a 5 min walk to the beach side or call the tram for a ride anywhere around the resort. Kitchen is well stocked, making meals a breeze. Kitchen is stocked with everything you will need for meals inside the condo. Plenty of seating at the farm style table or extra seating at the bar area. Large spacious living room with Queen Sofa sleeper and plenty of seating. Full size washer n Dryer located in the laundry room. The Beach and all amenities are within walking distance or a short ride in the complimentary tram service.
Beach side, you'll find a spectacular Lagoon Pool, 11 Pools and 4 Hot Tubs. Take a break at Ocean's Bar & Grill, Paradise Pizza, Blender's Poolside Bar or at Edgie's Corner Market, featuring Starbucks, Ice Cream Parlor & Bakery. Take a break from the beach and spend some family time at the Arcade, Splash Pad or Sky Trail Rope Course. Pamper yourself at the Spa and Beauty Salon. If sports and fitness are your passion, you can enjoy a round of golf on the Par 3 Executive 9 hole Golf Course, a game of Tennis on Plexicushion Courts, or play some shuffle board or basket ball. The Club offers a great workout at the Fitness Center, and the Pro Shop has everything you need for equipment, ADDITINAL FEES FOR GOLF, WEIGHT ROOM, TENNIS - ck with the pro shop for details and pricing.
THINGS TO NOTE:
Tram will NOT be running from November thru March.
We provide a STARTER PACK only of amenities, just to get you through the first night, NOT for your entire stay.
Rental Agreement MUST be completed & Copy of driver's license MUST be sent to secure reservation; we will not send check in info till both are sent to management.
RENTER MUST BE 25 @ & MUST be present during the entire stay, we also do NOT allow 3rd party bookings.
Two vehicles max. No more than 2 vehicles allowed no exceptions. 1 parking pass is $50.00 plus tax. If you choose to add a second parking pass it's $80.00 plus tax. This request will be sent along with the security deposit request 7 days prior to the arrival date. Wristbands are required to be worn on property by the resort. Those will be provided for you. If any are lost or damaged upon inspection of your checkout you will be responsible for replacing them.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We DO NOT allow extra guests - including children under 2 years of age, we count heartbeats - and only allow the number of occupants, that the unit sleeps – NO EXCEPTIONS WILL BE MADE.
NO SMOKING - IF any signs of smoking are documented, the renter agrees to pay a $300.00 fine.
Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Check in time is 4 PM: we DO NOT allow early check in during prime season. Guests are NOT allowed on property until 4pm OR until they receive the door code from our office, whichever comes first.
Renter agrees to report issues with the unit to management within 2 hours of check in – regarding cleaning or issues & not wait to report during the review process, with exception to emergency maintenance calls.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.
Please Note: Towels & Linens are provided for you and your guests, IF you stain or damage the linens or towels, you agree to pay for each piece stained to be replaced.
IF any of our house rules are violated, renter agrees to forfeit the security deposit.
This property is NOT pet friendly. Please note: if any evidence of a pet is found OR if we find an unauthorized pet in the property, we will evict you immediately without refund and/or charge a fine of $500.00.

Peaceful and clean accommodations
My little family group of 8 people (four kids) were very comfortable in this condo. It was great to have a pool nearby for those times we didn't want to go to the beach. The kids had a blast! The private beach is accessible by a walkover that crosses Front Beach Road so we never had to worry about traffic. All in all, the condo and facilities met our needs.
