Our 1-bedroom 1-bathroom condo is nestled in a gated community for you to relax and enjoy your time in Panama City Beach. We have in-room private HD and WIFI TV for those guests that like to stay connected while on vacation. There is a stackable washer/dryer in the hall closet area for your laundry convenience. A comfortable Queen bed awaits in the bedroom with HD TV for private relaxation. The living room area features a “smart” HD and WIFI TV as well as a Queen sleeper sofa. There is also a twin size bed nook in the living room perfect for a younger guest, or to curl up with a book, or just tap a nap. Dining table accommodates 4 comfortably, with a bar area for additional seating. The kitchen is fully equipped, making meal prep a breeze for a romantic night in, or a full family dinner. The bathroom is equipped with its own mounted makeup mirror, and plenty of light! There is an outside balcony with chairs if you are an early bird that enjoys catching the sunrise, or just like to sit outside with a drink. Feel free to use the putters and balls provided for you for the 18-hole miniature golf course, and if you want you can use the provided umbrellas for welcomed shade on the beach. And BTW if your idea of fun includes activities such as skating, bowling, and arcade games, there is a back entrance from our community to Rock'it Lanes, located in the Shoppes at Edgewater. Gulf Highlands Beach Resort is a gated community that requires a code to enter. There are 11 pools on property, five of which are heated seasonally. The largest pool looks out directly onto the gulf and includes a clubhouse with a restaurant & snack bar. The resort offers a workout gym, 18 hole mini golf course, shuffleboard courts and kids playground.
THINGS TO NOTE:
We provide a STARTER PACK only of amenities, just to get you through the first night, NOT for your entire stay.

Rental Agreement MUST be completed & Copy of driver's license MUST be sent to secure reservation; we will not send check in info till both are sent to management.

RENTER MUST BE 25 @ & MUST be present during the entire stay, we also do NOT allow 3rd party bookings.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We DO NOT allow extra guests - including children under 2 years of age, we count heartbeats - and only allow the number of occupants, that the unit sleeps – NO EXCEPTIONS WILL BE MADE.

NO SMOKING - IF any signs of smoking are documented, the renter agrees to pay a $300.00 fine.

Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.

Check in time is 4 PM: we DO NOT allow early check in during prime season. Guests are NOT allowed on property until 4pm OR until they receive the door code from our office, whichever comes first.

Renter agrees to report issues with the unit to management within 2 hours of check in – regarding cleaning or issues & not wait to report during the review process, with exception to emergency maintenance calls.

Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.

Please Note: Towels & Linens are provided for you and your guests, IF you stain or damage the linens or towels, you agree to pay for each piece stained to be replaced.

IF any of our house rules are violated, renter agrees to forfeit the security deposit.

Parking: Max 1 vehicle per stay. No Exceptions
RING CAMERA NOTICE: For your protection & ours, we have a ring camera on the front door which records audio and video of the entrance. Do NOT tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
This property is NOT pet friendly. Please note: if any evidence of a pet is found OR if we find an unauthorized pet in the property, we will evict you immediately without refund and/or charge a fine of $500.00.
